We are officially signed around on this seller finance deal! I (Jesse Snowden) wanted to share a play-by-play for anyone who has not yet put together a 100% seller finance transaction. Here's the breakdown:

Price: $1,200,000
Down payment: $100,000 (8.34%)
Interest rate: 5%
Note payment: $5,905.04
Current rents: $8,070
Market rents: $10,000+
Why this works for the seller:
She’s ready to get out of property management altogether and focus on friends and family rather than tenants. She’s owned these for decades and would take a huge tax hit if we cashed her out this year. With this note, she’ll actually net more monthly income than she was making as the owner/operator, since she had to hire out most of the management. Now she gets long-term mailbox money with zero responsibility for daily operations.
Why this works for the buyer:
They get to add 4 more units to their rental portfolio at a time when they had no chance of buying anything conventionally! They had just invested their capital into a new business location when I called them out of the blue with an opportunity. Now they own a property that pays for itself today and has several ways to generate additional revenue over the years, growing cash flow and equity year after year.
The best part? This is the biggest single purchase of their lives to date—and it doesn’t show up on their credit report. Seller finance!!! 🕺
How I brought them together:
I cold-called the owner and left her a voicemail. It turns out she was already thinking about selling these duplexes, so my timing was perfect and she got back to me a few days later 🥰. After discussing her best-case scenario, we agreed on $600k per duplex. She has extra land here and the properties are VERY well-kept. All things considered the price was already generous compared to what’s on the market.
We listed them on the MLS, but by then I had already started digging up the names and numbers of people I thought would benefit from this kind of deal. I called about 75 owners/investors, and just 2 weeks later—we’re pending at full price with $15k EMD in escrow. Close date in 2 weeks.
