Topgolf’s $2B gamble just hit reality.

Back in 2020, Callaway went all-in and bought Topgolf for roughly $2 billion.

The idea was simple:
Turn a tech-powered driving range into a full-blown entertainment empire.

At first, it looked genius.

Topgolf was booming.
Locations were popping up everywhere.
People wanted safe, outdoor fun after COVID.

Callaway even renamed the company Topgolf Callaway Brands and started opening 10 new locations a year.

But here’s the part nobody talks about enough:

Each Topgolf costs $15–$40 million to build.

That’s a massive bet on traffic staying high forever.

Fast forward.

Post-COVID spending normalized.
People went back to travel, concerts, and live sports.
Suddenly a $35–$40 night out didn’t feel so casual.

And for a lot of customers, Topgolf turned out to be a one-and-done experience.
Fun once.
Not a habit.

Those giant buildings don’t get cheaper when demand slows.
And higher interest rates made that debt a lot more painful.

Which brings us to today.

Callaway just sold a majority stake in Topgolf to private equity for $770 million.

They paid about $2B.
They sold control for $770M.

You don’t do that when everything is going great.

Topgolf isn’t dead.
But the “growth at all costs” era is over.

Sometimes the very thing that makes a business look unstoppable in one economy
becomes the thing that drags it down when the cycle changes.

That’s not drama.

That’s reality.
