When you're buying a home in the Treasure Valley, it's easy to focus on the asking price.

But your actual monthly cost can look very different once you factor in:

• Property taxes
• Homeowners insurance
• HOA fees
• Interest rate
• Utilities
• Maintenance costs

A $450,000 home with lower ongoing costs could potentially be a better financial fit than a $425,000 home with higher monthly expenses.

The lesson: Don't shop based on price alone. Shop based on the total cost of owning the home.

That's one reason having a local real estate professional who understands Treasure Valley neighborhoods and the numbers behind the purchase matters.

I’ve tried doing it every way.

Since 2020, I’ve gone back and forth on teams, partnerships, and doing things on my own. It took some experimenting to figure out what actually works best for me.

And honestly, I’ve learned that I like being hands-on. I like knowing what’s happening, having a say in the details, and keeping my fingers in a lot of things.

It may not be the typical way to build a business, but it works for me.
