Cain and Eldridge Industries, developers of the master-planned One Beverly Hills mixed-use project, have secured $4.3 billion in financing to complete the development in the heart of Beverly Hills, Calif. J.P. Morgan is providing a $2.8 billion senior loan for the $10 billion, 17.5-acre project and VICI Properties is providing $1.5 billion in mezzanine debt, which covers the construction of up to 200 Aman-branded residential condominiums.

The financing package is among the largest of its kind to take shape in the last decade, according to the developers. One Beverly Hills is among the most expensive privately funded real estate developments underway in the U.S. The community is expected to generate approximately $40 billion in local economic activity over 30 years and will support more than 2,700 direct construction jobs.

Plans for the development date back to 2018, when Cain and Alagem Capital bought the site at 9900 Wilshire Blvd from Dalian Wanda Group for $445 million. In June 2021, the Beverly Hills City Council signed off on designs from master planner Foster + Partners.

The U.S. General Services Administration (GSA) has signed a new 74,056-square-foot office lease at 145 S. Spring Street, a 10-story, 243,749-square-foot office building known as the former LA Times Building in downtown Los Angeles. The space will be used by the Federal Public Defenders Central District of California, which plans to move from its current 54,830-square-foot space at 321 E. 2nd St. during the first quarter of 2027.
“The GSA was attracted to the building due to its proximity to courthouses, the landlord’s ability to fund and perform tenant improvements, and overall competitive economics on the lease,” said Peter Hajimihalis, JLL senior managing director.

Nuveen sells LA apartment complex in this neighborhood's priciest deal in years.

Naveen is a global investment management company owned by TIAA, not a purchaser in this case. The $141 million deal in Marina del Rey was actually a sale by Nuveen Real Estate to Carmel Partners. The property, a 244-unit multifamily complex called Stella, was sold by Nuveen to Carmel Partners, a different real estate investment and development firm.
Nuveen's role: Nuveen Real Estate, a division of Nuveen, sold the apartment complex.
The buyer: The actual purchaser was Carmel Partners, an investment and development firm based in San Francisco.
Property details: The property is the 244-unit Stella multifamily complex located in Marina del Rey, California.
Sale date: The sale was finalized on October 28, 2025.
