If something happened at home tomorrow, could you list everything you own? 🏡

After a loss, you're asked to list what you had, room by room. Most people try to do it from memory, and memory never guesses high. Nobody remembers the drawer of chargers or the second set of pans.

A typed list is better than nothing, and yearly photos are better than that. But photos miss brand names and serial numbers, and that's the detail that matters most.

The method that wins is a slow video walkthrough. Open every drawer, say the brand out loud as you go, and email the video to yourself so it isn't only on your phone. It takes about twenty minutes, or one room a night if that's easier.

I'm not here to give you homework. This is just the one I wish everyone did before they needed it.

Before heading out, it's worth checking that costumes fit properly, making sure the kids can be seen after dark, and reminding everyone to be extra careful around streets and crosswalks.

Ranking Ways to Document Your Belongings, Worst to Best

I rank how people prove what they owned after a loss, worst option first, because I used to teach this backwards.

Bottom tier: memory alone. Once something is gone, that is the least reliable method there is. Next tier: old receipts in a drawer — better than nothing, still incomplete. Higher tier: a phone walkthrough of your home, done once and forgotten. Top tier: that same walkthrough, redone every year, and stored somewhere other than the device that could burn or flood with the house.

Bottom up is the version that sticks.

Getting married changes your car insurance, and almost nobody thinks to ask about it until months after the wedding.

Once you are married, combining policies, adding a spouse to an existing policy, or updating your marital status can change your premium. It is a five-minute update, not a renegotiation of your whole policy.

Worth doing the same month you file that marriage license — not whenever you happen to remember it. I have watched it wait almost a year.

There is one number on your declaration page that decides what a check looks like after a loss — and it is not the number most people assume.

Actual cash value is what your things are worth today, after age and wear are subtracted. Replacement cost is what it costs to replace the same item brand new at today's price, not what you paid years ago.

A quote built on the smaller number looks great until the day you actually need it. Cheap and adequate get decided by which of those two numbers your policy is built on.

If you are buying an older home, an online quote is not the same thing as an approved homeowners policy. I hear a version of this question almost every week from first-time buyers of an older place.

Once underwriting looks at the house, the roof's age is one of the first things they check. Depending on the number, some companies want a signed contractor note, or the repair done, before they will write anything at all.

None of that means the house is a bad buy. It just means the roof needs to be part of the insurance conversation the same week you write the offer — not after you are already under contract.
