Thinking about waiting until spring to sell?

Here's where Bend stood in September, from the October Beacon Report: 155 sales (180 a year earlier), 38 days on market (down from 45), 492 active listings and about three months of inventory.

With rates still in the 7s, the buyer pool is small. Spring usually brings more listings, which means more competition for those same buyers. I go through the trade-offs in this video:

Mortgage rates dipped a little last week. Three things to know:

1. The average 30-year rate fell to 7.41%, from 7.50% the week before (MBA, via CrossCountry Mortgage).
2. Purchase applications still dropped 7.3% for the week.
3. The 10-year Treasury yield rose to 5.04%. Mortgage rates tend to follow it, so it could keep them from coming down much soon.

On a $400,000 loan, the dip is worth about $25 a month: $2,797 at 7.50% vs. $2,772 at 7.41% (30-year fixed, principal and interest only).

Bend's September numbers are in 📊

Median sale price for single-family homes: $759K, down just 1% from last September. Basically flat.

Homes are going pending in about 34 days, and we're sitting at 3.5 months of inventory with 713 homes for sale. Translation: buyers have a little more breathing room than a couple of years ago, and well-priced homes are still moving.
