It is with heavy hearts and profound sadness that we announce the passing of our beloved brother, Nathanial, on June 01, 2026.

There are no words that can truly express the pain of losing someone so deeply loved. Nathanial was more than a son, brother, uncle, nephew, cousin, and friend—he was a light in the lives of so many. His presence brought laughter, love, strength, and unforgettable memories that will be cherished forever.

To know Nathanial was to experience his unique spirit, his heart, and the impact he made on those around him. While our family struggles to come to terms with this tremendous loss, we find comfort in knowing that his legacy lives on through the countless lives he touched and the love he shared so freely.

As we mourn this unimaginable loss, we ask for continued prayers, grace, and support for our family during this difficult time.

Details regarding Nathanial’s memorial and celebration of life services will be shared next week as arrangements are finalized.

Though our hearts are broken, we take solace in knowing that Nathanial’s memory will live on forever in the hearts of all who loved him.

Most buyers — and even some agents — overlook one of the most powerful tools in a real estate negotiation: 𝐬𝐞𝐥𝐥𝐞𝐫 𝐜𝐫𝐞𝐝𝐢𝐭𝐬.

When used strategically, seller credits can significantly impact a buyer’s 𝐜𝐚𝐬𝐡 𝐧𝐞𝐞𝐝𝐞𝐝 𝐚𝐭 𝐜𝐥𝐨𝐬𝐢𝐧𝐠, 𝐦𝐨𝐧𝐭𝐡𝐥𝐲 𝐩𝐚𝐲𝐦𝐞𝐧𝐭, and 𝐨𝐯𝐞𝐫𝐚𝐥𝐥 𝐚𝐟𝐟𝐨𝐫𝐝𝐚𝐛𝐢𝐥𝐢𝐭𝐲.

In today’s market, how you structure a deal matters just as much as the purchase price.

Here’s why this matters on both sides of the transaction:

𝐅𝐨𝐫 𝐑𝐞𝐚𝐥𝐭𝐨𝐫𝐬:
Seller credits can be the difference between a deal that stalls and one that moves forward. When you understand the 𝐦𝐚𝐱𝐢𝐦𝐮𝐦 𝐬𝐞𝐥𝐥𝐞𝐫 𝐜𝐨𝐧𝐜𝐞𝐬𝐬𝐢𝐨𝐧 𝐥𝐢𝐦𝐢𝐭𝐬, you can structure offers that help buyers move forward while still protecting your seller’s net.

These credits can cover 𝐜𝐥𝐨𝐬𝐢𝐧𝐠 𝐜𝐨𝐬𝐭𝐬, 𝐩𝐫𝐞𝐩𝐚𝐢𝐝𝐬, and 𝐫𝐚𝐭𝐞 𝐛𝐮𝐲𝐝𝐨𝐰𝐧𝐬, making homes more attractive to buyers navigating today’s rates.

Agents who understand this strategy don’t just write offers — they structure deals.

𝐅𝐨𝐫 𝐁𝐮𝐲𝐞𝐫𝐬:
Negotiation isn’t always about lowering the purchase price.

In many cases, asking for 𝐬𝐞𝐥𝐥𝐞𝐫 𝐜𝐫𝐞𝐝𝐢𝐭𝐬 can create a stronger financial outcome. Instead of focusing only on price, a smart negotiation may involve the seller contributing toward closing costs or a rate buydown, reducing the cash needed upfront or even lowering the monthly payment.

Sometimes the best deal isn’t the lowest price — it’s the best structure.

Because seller credits have limits based on loan type and down payment, understanding them gives you leverage and clarity when structuring an offer.

A big tax refund might feel like a win… but it can actually be a sign something is off. 🚩

Most people celebrate a large refund without realizing what it really means:
your money spent the entire year sitting with the IRS instead of working for you.

No growth.
No flexibility.
No control.

A tax refund is simply the government returning money you overpaid throughout the year. Imagine what that same money could have been doing instead — paying down debt, building savings, investing, or strengthening your financial position.

Real tax planning isn’t about hoping for a refund in April.
It’s about aligning your withholding so your cash flow reflects your a𝐜𝐭𝐮𝐚𝐥 𝐭𝐚𝐱 𝐥𝐢𝐚𝐛𝐢𝐥𝐢𝐭𝐲 𝐭𝐡𝐫𝐨𝐮𝐠𝐡𝐨𝐮𝐭 𝐭𝐡𝐞 𝐲𝐞𝐚𝐫.

No guessing.
No overpaying.
No surprises.

And the best time to adjust it? 𝐑𝐢𝐠𝐡𝐭 𝐧𝐨𝐰.

Small tweaks early in the year can quietly improve your cash flow for the next 12 months — giving you more flexibility and more opportunity to put your money to work.

If you consistently receive large refunds, it may be worth taking a closer look at what that money could be doing for you 𝘥𝘶𝘳𝘪𝘯𝘨 𝘵𝘩𝘦 𝘺𝘦𝘢𝘳 𝘪𝘯𝘴𝘵𝘦𝘢𝘥 𝘰𝘧 𝘢𝘧𝘵𝘦𝘳 𝘪𝘵.

If you’ve been getting 𝐥𝐚𝐫𝐠𝐞 𝐭𝐚𝐱 𝐫𝐞𝐟𝐮𝐧𝐝𝐬 𝐞𝐯𝐞𝐫𝐲 𝐲𝐞𝐚𝐫, it might be time to take a closer look at your tax and cash-flow strategy.

I work closely with 𝐭𝐫𝐮𝐬𝐭𝐞𝐝 𝐭𝐚𝐱 𝐬𝐭𝐫𝐚𝐭𝐞𝐠𝐢𝐬𝐭𝐬 𝐚𝐧𝐝 𝐟𝐢𝐧𝐚𝐧𝐜𝐢𝐚𝐥 𝐩𝐫𝐨𝐟𝐞𝐬𝐬𝐢𝐨𝐧𝐚𝐥𝐬 who help clients structure smarter tax plans so their money is working for them all year — not sitting with the IRS.

Nobody really talks about how heavy it can feel to build something meaningful while still trying to live a full life at the same time.

Running a business.
Showing up for people.
Trying to be present for family and friends.
Trying to take care of yourself somewhere in between it all.

I’ve been the woman running on three hours of sleep, answering emails while dinner burned on the stove.

I’ve been the woman hitting milestones I once prayed for… but sitting on the floor afterward feeling completely disconnected and burnt out.

And the truth is — success starts to feel empty when it costs you your peace.

For a long time I thought the answer was to push harder.
Work longer.
Be stronger.
Handle it all on my own.

But the real shift happened when I stopped trying to live in constant grind mode.

I started prioritizing instead of chasing perfect balance.
I started being honest about my capacity.
I learned when to go hard and when to slow down.
I leaned into softness instead of burnout.
And I stopped pretending I could do everything alone.

Those shifts changed everything.

My business grew.
My relationships got better.
And for the first time in a long time… I could actually breathe.

If you’re in a season where you feel like you’re carrying everything and still barely keeping your head above water — I see you.

Out of curiosity… what season are you in right now?

Are you in a season of 𝐛𝐮𝐢𝐥𝐝𝐢𝐧𝐠 𝐚𝐧𝐝 𝐠𝐫𝐢𝐧𝐝𝐢𝐧𝐠, 𝐨𝐫 𝐬𝐥𝐨𝐰𝐢𝐧𝐠 𝐝𝐨𝐰𝐧 𝐚𝐧𝐝 𝐫𝐞𝐚𝐥𝐢𝐠𝐧𝐢𝐧𝐠?

Vote in my story poll — I’d love to know. 🤍

Save this for the days you need the reminder.
