Last RE Investing tip of 2024..
Don't get "ROOFIED" ( by Diddy, Cosby or these "CON-Tractors" ) lol 😂

When an ad, seller, wholesaler or whomever tells you " NEW ROOF" or Roof " was done" ( get clarification) then "Trust" but VERIFY!!
-Was Patchwork Done
-Did the ROOFERS tell them they got a NEW Roof ?
-Are they telling you they got a NEW ROOF. and got NEW PATCHWORK.

-Those NEW Gutter ROOF FLASHER boards that can be seen from the curb MEAN NOTHING!!!

Example: Had a EX-partner pay for a roof, New flasher boards all around house front and back. Had MY roofer go up ( a small leak) 95% Done through project. He said, he was SCARED to walk across it. It was 7 , SEVEN layers of roofing, and Squishy cause it was a fire damaged property. I had to deliver the BAD news and they decided not to replace it and that's the explanation for the "EX" in Partnership.

*I have a team of young Droners ,that also for small fee can use their Drones to verify Roof conditions

*Just know at or before closing you should be receiving the roofers information and warranty information if a NEW Roof was done.

Mortgage buyer Freddie Mac reported Thursday that the 30-year rate climbed to 6.29%, from 6.02% last week. That's the highest its been since August of 2007, a year before a crash in the housing market triggered the Great Recession.

The average rate on 15-year, fixed-rate mortgages, popular among those looking to refinance their homes, jumped to 5.44% from 5.21% last week. That's the highest level since 2008. Last year at this time the rate on a 15-year mortgage was 2.15%.
