The first one we will talk about today is our FIX AND FLIP. We offer several options.
We can do 100% financing, which means 100% or the Purchase and 100% of the rehab, so essentually the client only brings their closing costs to the table. This is for experienced investers only on case by case basis.
most loans are 90% of the purchase price and we will provide 100% of the rehab budget , in some cases we can provide the rehab cost up front and not in arrears.
Most loans are non recourse so not reported to credit bureau or if foreclosed its not attached tp the borrower.
All of these loans carry no pre payment penality and are interest only for 12 months.
