For my Atlanta homeowners sitting on equity - if you don’t know about 5-day digital HELOCs yet, you probably should.

Why did mortgage rates rise after the Fed rates?

It may feel backwards at first glance. Many expected mortgage rates to fall after the Federal Reserve cut rates—but they actually went up.

Here’s the reason.

The Fed’s benchmark rate directly affects short-term borrowing costs, like what banks charge each other overnight. Mortgage rates, though, are tied more closely to the bond market—especially the 10-year Treasury yield.

When the Fed cut rates in September, investors worried that inflation could remain high. To protect themselves, they sold bonds. As bond prices dropped, yields rose, and mortgage rates moved higher as well.

This pattern is common when markets sense inflation pressures, even if the Fed is easing.

A Fed rate cut doesn’t automatically lead to lower mortgage rates. The bigger drivers are investor confidence, inflation trends, and bond market yields. Overall, the housing market is showing resilience, with a healthier balance between buyers and sellers than we’ve seen in recent years.

Mortgage rates have climbed back to their highest point in two weeks, following Wednesday's Federal Reserve announcement. Many people assume the Fed’s rate cut directly caused mortgage rates to rise, but the two don’t move in lockstep.

The Fed Funds Rate only changes on scheduled announcement days, while mortgage rates shift daily in response to real-time bond market activity. In fact, the reasons behind the Fed’s decision were already influencing mortgage bonds well before yesterday. That’s why mortgage rates moved ahead of the cut itself.

The important takeaway is that while rates have recently ticked higher, they remain lower than nearly every point over the past 11 months—apart from the last two weeks.
