Your credit score doesn't know how good your deal is. We do.

Brandon Rickman (The Flip Genius) didn't start ProLend Capital with Matt Byrnes and Sean Howell because he loved paperwork.

He started it because he was tired of hearing "NO" - not because the deal was bad,

or the property didn't fit inside a box a loan officer drew before he ever walked in the room.

The Most Important Number in Real Estate (And Why It's Never Exact)

What is the single most important thing to know before buying any piece of real estate? The property's value.

In fix-and-flip lending, we call this ARV — after repair value. It is the number that drives everything: how much a borrower can access, what the loan-to-value looks like, and whether a deal actually pencils. Every underwriting decision we make starts here.

Here is the part most people do not tell you. ARV is not an exact science. Run comps on the same property twice and you might land on two different numbers. That is normal. What is not normal is a massive gap. If one comp set comes back at 200,000 dollars and another comes back at 600,000 dollars, something went wrong in the process. A healthy range between two experienced eyes is usually within 10,000 to 15,000 dollars of each other, not hundreds of thousands apart.

This is exactly why we dig into comps on every deal we underwrite. You are not looking for one perfect number. You are looking for a defensible range built on real comps, and that range is what protects both the borrower and the capital behind the loan.

What Banks Don’t Want You to Know

Ever wonder why a bank takes 45 days to say no…

To a deal that was never going to work in the first place?

Here’s the truth:

Banks aren’t underwriting you.

They’re underwriting risk on paper…your W-2, your credit score, your bank statements.

None of that tells the real story of a good deal.

A few things banks won’t say out loud:
→ Your credit score matters less than the asset itself
→ LTV often beats your income, every time
→ The appraisal can matter more than your tax returns
→ Banks price risk. They don’t price opportunity.

Private lending flips the whole equation. We fund deals, not resumes.
