Buyers, don’t get so focused on the interest rate that you miss the bigger picture.

The real question is: what is the monthly payment, what can you comfortably afford, and what can we negotiate to make the numbers work?

Right now, buyers have more leverage than they’ve had in a while, but leverage does not last forever.

That does not mean rush. It means be prepared, be selective, and know how to negotiate while the market is giving you room to do it.

The difference now is that the easy assumptions are not working like they used to.

Buyers have more options, but still need a smart strategy. Sellers can still get strong results, but the price has to make sense from day one. And investors need to look past the list price and make sure the numbers actually work.
