Good morning good people. It is home buying season and everybody is on the hunt for that dream home. While you are out looking at houses if the roof looks like any of these pictures you need to have the seller replace the roof or be ready to replace it yourself. A home inspection approval does not meet the approval of insurance companies. They are calculating they will have to replace a roof immediately or in the next few years. I can't think of anywhere streaks are good. So remember before you make that offer or agents if you are going to let them make an offer they will have tough time on the backend either keeping that policy in force or having to replace the roof. You don't know how many people we have insured over the years and they file a claim for a new roof in 2 months. Insurance companies send out a third party to look at the house, they use drones and satellite imagery now so sometimes we cannot even get a quote because the roof has the conditions listed below. Also if there are tree branches over the house it could be cause for concern. Let me know if you have any questions.
