Just wrapped up showing homes to four different clients over the past four days — which is saying something for January! 🏡📈

Typically, this month is known as one of the slowest of the year in real estate — people “wait for spring,” mortgage rates tend to be higher, and activity dips… BUT THIS YEAR IS FEELING DIFFERENT.

Here’s what I’m seeing — and what the data backs up:

📌 Inventory in our area is actually active — Dawson County still has a healthy selection of homes on the market with decent buyer interest, and homes are still selling.

📌 Mortgage rates have finally started to ease — dropped to some of the lowest levels in over three years recently, which has already sparked increased buyer activity nationwide. 

📌 Nationally, home sales were at long-term lows through 2025, but late-year data showed a bump in activity — hinting that 2026 could see more movement than expected. 

✨ Why This Matters Right Now:
✔️ Buyers who jump in early often have less competition than in spring
✔️ Serious buyers are still out there — like the ones I’ve been showing houses to this week
✔️ Sellers who prepare NOW can get ahead of the spring rush and position their home for top dollar
