Long weekend coming up. If the house will be empty for several days, three things matter more than the rest.

Turn the water off at the main. Almost all of the damage we see from holiday weekends is water, and the reason it is expensive is not the leak itself — it is that nothing stopped it for four days.

Ask someone to walk through once, roughly halfway. A supply line that fails on Friday is a very different problem if it is found on Saturday.

And photograph the house before you leave, so you know exactly how you left it.

A pattern we see often enough to be worth describing — composed from many files, not any one of them.

Two estimates land for the same loss and the totals are a long way apart. The natural assumption is that someone is pricing the work differently.

Usually they are not. Unit rates in a given area tend to be broadly comparable. The gap is nearly always scope: what each estimate includes, and how far it extends.

One might repair a ceiling; the other replaces it because the material cannot be patched invisibly. One stops at the damaged room; the other continues to a natural break point. Neither is necessarily wrong, and they can be hundreds of lines apart while agreeing on every price.

So the useful question is rarely "why is this more expensive". It is "what is in this one that is not in that one, and why".

The skip arrives on Tuesday. By Wednesday afternoon the carpet, the underlay and two ruined chairs are gone, and the house finally feels like it is being dealt with.

It is completely understandable. It is also the single most common way evidence disappears from a claim.

Damaged property is easiest to document while it is still on the property. Photographs of each item, a short list with rough ages and what they were, and — where it is safe and practical to store them — keeping the items themselves until they have been seen.

Nobody expects a family to live around ruined furniture indefinitely. But there is usually a gap of a few days between "we can start clearing" and "everything has been documented", and closing that gap costs very little.

A common assumption: the contractor's part of a claim starts once the scope is agreed.

In practice the most valuable thing a contractor contributes usually happens on the first visit, long before that.

Whoever gets there first is the only person who sees the property in its original condition. Once a tarp goes on or a tear-off starts, that condition is gone. A handful of photographs taken before any work begins, with the date recorded, is often the clearest evidence in the whole file.

The division that keeps everyone protected is simple. The build is the contractor's lane. Documenting and presenting the claim is the public adjuster's. In Georgia a contractor may not act as a public adjuster on property they service, and the separation works in everybody's favour.

The roof was fine on Friday. On Saturday morning there is water in the hallway and a tarp that will not stay put.

Most people want to start cleaning immediately. That instinct is right about safety and slightly wrong about everything else.

Roughly, the first day has an order:

First, is it safe? Power, gas, standing water, anything that looks structural. Nothing else matters until that is answered.

Then, stop the damage spreading. Reasonable temporary repairs are normally expected of a policyholder — a tarp, a board, a shut-off valve. Keep every receipt.

Then document, before anything is cleaned up or thrown out. Cleanup is easier than reconstruction.

Those receipts from day one are part of the claim file, not incidental expenses.

What is the most useful photo you can take of your house this week?

Probably the boring one. A slow walk around the outside, phone in hand, before anything happens.

After a storm the question is rarely "is there damage" — it is "was that already there?" That question is much easier to answer when there is a dated set of photos showing the roofline, the gutters, the fence and the trees on an ordinary afternoon.

Worth capturing while everything is intact:

- All four elevations from the ground, including the roofline and gutters
- Fences, outbuildings, and any tree that already leans
- Interior ceilings in the rooms below the roof

Ten minutes now is a lot easier than reconstructing a timeline later.

There is an envelope that arrives once a year and goes straight into the filing tray, unread, in almost every house in Georgia.

The renewal packet deserves ten minutes, because renewal is when a policy can change — and when changes are easiest to deal with.

The short version:

- Put this year's declarations page next to last year's and compare the numbers
- Scan the enclosed notices — renewals can arrive with updated terms
- If anything reads differently than you expected, ask about it now

A question asked at renewal is a simple phone call. The same question asked for the first time mid-claim is a much harder conversation.

Have you ever actually read the first page of your policy?

Most people haven't — and it is the one page written to be read. The declarations page is the summary: who is insured, what property, for what amounts, over what dates.

It is also where errors sit in plain sight. A misspelled name, an old address, a limit that predates the renovation — each one is a small correction today and a genuine problem mid-claim.

Worth checking, in plain English:

- Who and where: the named insured and the property address, exactly right
- The limits: the headline numbers for the structure and the contents
- The dates: the policy period that is actually in force

Ten minutes, once a year. This is the week for it.
