FHA House Flipping Rules. Make sure you have your lender or realtor check on this in the beginning!

1. 90-Day Rule (Primary Restriction)
• An FHA buyer cannot purchase a home that was owned by the seller for fewer than 90 days.
• The clock starts from the date the seller took title (recorded deed) to the date the buyer signs the purchase contract.
• FHA will not insure the loan if this 90-day period has not passed.

This means:
If an investor buys a property on January 1, they cannot sell it to an FHA buyer until at least April 1 (90 full days later).



2. 91–180 Day Rule (Second Tier Review)

If the property is resold between 91 and 180 days after the seller acquired it:
• FHA allows the sale, but requires additional scrutiny if the resale price is more than 100% higher than the seller’s acquisition cost.
• The lender must obtain a second independent appraisal to confirm the property’s value is legitimate.
