We may be interested in making a loan. Following are our terms:

Purchase must meet Fortune Builders Maximum Allowable Offer formula, or better (ARV x .70-Repair costs).
Any first position loan made by FJ Capital Holdings, LLC will be for no more than 80% of MAO. You would have to invest 20% of MAO, or get the house under contract for 50% or less of ARV.

We usually do now allow a second position loan behind ours, unless there is enough equity throughout the project to cover both loans in the event of default.

We maybe will also fund 100% of the rehab, but would make payments in 5 installments as work is completed, and documented.

In addition, if the deal analyzer shows a profit of:

$20,000 or less, we want to see an ROI of greater than 20%.
$25,000 or less, we want to see an ROI of greater than 19%
$30,000 or less, we want to see an ROI of greater than 18%
