[Singapore, 8 February 2021] – Canopy Sands Development, a member of Prince Holding Group, one of Cambodia’s largest and fastest growing conglomerates, approved a masterplan for Ream City developed by Surbana Jurong Group, a global urban, infrastructure and managed services consultancy headquartered in Singapore. The masterplan specifies a land use plan for the 834-hectare project requiring total investments estimated at US$16 billion, and will be developed on reclaimed land conveniently located within a 10 minutes’ drive from Sihanoukville International Airport. Ream City will act as a catalyst for the growth prospects of the entire Sihanoukville region, Cambodia’s third-largest city and home to the country’s deep-water port.

In Singapore today, if you want to invest in a property but do not have a million dollars, you will not be able to get something that is good enough.

Moreover a million dollars can only get you something slightly larger than a shoebox …

Worse still imagine you paying an additional buyer’s stamp duty (ABSD) – assuming that it is your second property. Even as a Singaporean, you may end up having to pay an extra 15% stamp duty on a million dollars.

An ordinary earning Singaporean should consider looking at investing overseas where you have lower upfront investment, higher rental yield and capital gain potential.

House Buying Activity In The Year Of The Ox – Singapore

SINGAPORE (EDGEPROP) - Singapore’s housing market has started 2021 on a bullish streak. Based on the Property Ownership Aspirations Survey 2020–2021, conducted jointly by EdgeProp Singapore and Institute of Real Estate and Urban Studies at the National University of Singapore, 53% of respondents have indicated that they are looking to buy a residential property in the next 12 months (See Figure 1). The survey was conducted in December with 1,408 respondents.

The proportion of respondents looking to buy a home in the next 12 months is higher than the previous year, when only 34.4% of respondents said they were considering a home purchase in 2020.

Home buying interest has increased despite the uncertain economic outlook in 2021 due to the Covid-19 pandemic. In the 2019-2020 survey, about 43% of the respondents expected home prices to decline, with 16% expecting the decline to be more than 3% in 2020.

In the recent 2020–2021 survey, only 36.4% of respondents expected home prices to weaken this year, with only 10% expecting prices to correct by more than 3%. The Covid-19 vaccination rollout and Phase Three reopening of the economy had boosted sentiment and optimism of a recovery ahead.

While overall home buying sentiments have improved, the hike in additional buyer’s stamp duty (ABSD) continues to derail some home buyers’ aspirations. Of the respondents who indicated that they had no intention of buying a home this year, about 31.9% cited higher transaction cost due to ABSD as the main stumbling block. Other reasons include financial constraints (29.7%), having already purchased a property in the last 12 months (19%) and expectation of price decline (19%).

Reasons for optimism

The survey results showed that investment was a main motivation for 45% of respondents considering a home purchase this year. Of these, 64% were buying in anticipation of future capital gain or rental income (See Figure 2).

In this page I want to help you to quickly start investing and compounding your capital.

Before we discuss investment ideas we have to talk about why you wish to invest.

Let’s start with four reasons:

1. Achieving Financial Independence – You want to be able to achieve financial sustainability without relying on your job. You want to be able to live your life at your won terms. Isn’t that your dream?

2. Putting your money to work harder for you – Parking your money in your bank accounts does not offer returns that can improve your wealth. Whereas you use your human capital for salary, human capital falls with age and stops when you retire, financial capital accumulates and increases over time. So let your money work for you instead of leaving to idle in banks.

3. Beating Inflation Rate – Because of inflation you buy less than you can with the same amount as the value of your dollars fall over time. The average inflation rate in Singapore is 2.52% and the average savings rate is less that 1%. Thus your money is losing its value at the rate of 1.52% every year.

4. Investing for Retirement – This is one of the main reasons for most people. Many are worried that their savings including CPF are not able to meet their retirement lifestyle once they stop working.
And do you know that investing will not make you rich or replace your salary unless you have a considerable amount of capital to compound with.

Assuming you have a capital of $100,000 and it compounds at 8% per year (knowing that the average returns of stock market is 6 – 8% from the STI ETF), the annual returns will make you $8,000 per year or $670 per month. This amount is good as a side income but falls far short in replacing your salary.

So if you want $6,000 per month (average Singaporean salary) you need an investment capital of $900,000!

Even then, we think you should still invest your money because:

1. Compounding effect takes time to do its magic and the sooner you start the more time it compounds for you.

2. You get better returns than what you would otherwise earn by putting your money in banks.

There are myriad investments options you can invest in.
Some are common like stocks and REITS (Real Estate Investment Funds).

Other investment options are Bonds, ETF (Exchange Traded Fund), CPF Ordinary Account, CPF Investment, Unit Trusts, Endowment Plans, Forex, Hedge Funds, Gold, Silver, Cryptocurrencies, Crowd Funding, Properties, etc.
