We just wrapped up renovations on our latest US rental property and the numbers are insane. Instead of leaving the layout as-is, we strategically added a partition wall to split one massive bedroom into two separate, highly-rentable spaces.
By executing the right value-add plays, we created over $55,000 in instant forced appreciation and can pull out $140,000 using a cash-out refinance!

In Singapore, home prices are almost identical across the same street. But in the US, you can find a distressed freehold house for $20k right next to a beautiful home that costs $200K!
Why? Because when owners default on property taxes or inherit a house they don't want, they list it dirt cheap just to walk away.
We bought the blue house on this exact street for $51,000, spent $30,000 to renovate it, and it was just appraised at $195,000! That is a massive valuation gap you will never find in Singapore.
