A household earning S$20,000/month with a S$1,500/month car loan can support roughly S$1.98M of loan on a private condo, but only about S$1.25M on an HDB flat.
The reason: private property faces only the 55% TDSR. HDB stacks a 30% MSR cap on top, and that cap bites first, capping you at S$6,000/month instead of S$9,500.
Figures assume a 30-year tenure calculated at the MAS 4% stress test floor. Your own ceiling depends on income, existing debts and tenure.
