🏠 Building a New Home? Don’t Skip the Final Inspection.
You’ve made it to the finish line. The paint’s fresh, the carpet’s down, and the keys are almost in your hand. Exciting times.
But here’s the part most people don’t think about.
Once that final payment is made, your leverage is gone.
We regularly sight issues in brand new homes at handover stage such as:
• Missing insulation
• Incomplete flashings
• Poor paint finishing
• Damaged joinery
• Drainage that doesn’t fall correctly
• Fixtures not installed as per plans
• Silicone gaps and unfinished sealing
• Roofing penetrations not fully sealed
Most of these are simple to fix. But they are much easier to resolve before the final payment is released.
An independent third-party inspection gives you:
✔ An unbiased set of eyes
✔ A detailed defects list
✔ Clear documentation
✔ Confidence that you’re getting what you paid for

Looking at a home built in the late ’70s or early ’80s? It may be clad in Weatherside cladding — a tempered hardboard product that’s known to struggle with moisture over time.
👀 What to look for at open homes:
• Swelling or rippling of boards
• Delamination or peeling layers
• Soft or spongy areas
• Cracked or flaking paint
• Poorly sealed joints
• Cladding too close to decks or ground
⚠️ Why it matters:
Once moisture gets in, deterioration can accelerate. Framing condition behind the cladding is often unknown, and when breakdown progresses, recladding is commonly the long-term solution. Regular maintenance is critical to slow further damage.

Methamphetamine contamination isn’t always visible, but the consequences of missing it can be serious.

In New Zealand, many insurance policies either exclude m**h contamination or limit cover, especially if contamination existed before the policy started. If a property tests positive after purchase, the cost of testing, remediation, and clearance can often fall entirely on the homeowner.
