I saw this post today from One Roof and I’m not even a little bit surprised. If I had to guess, I would say 80% of first home buyers I deal with have less than a 20% deposit. So many people assume they need a huge amount of savings or a 20% deposit before it’s even worth talking to someone.

My message has always been strong, you don’t know until you try!

I regularly help first home buyers explore options with less than a 20% deposit, and sometimes as little as 5%.

Having a smaller deposit can mean stricter lending criteria, so it’s not going to work for everyone — but don’t rule yourself out before you actually know your options.

ANZ have just released a renovation loan at 2.5% fixed for 3 years — which is significantly lower than standard lending rates.

It could be a great option if you’re already with ANZ, or even worth considering as part of a refinance if you’re planning renovations.

As always, there are a few criteria around equity and structure, but for the right situation it can be a really cost-effective way to upgrade your home.

A lot of first home buyers assume they need a 20% deposit — but in some cases, it can be as little as 5–10%.

The key difference is that with a lower deposit, the criteria is a bit more strict — so the structure and advice really matters.
