New Zealand's housing mix is changing, and so is the way people are insuring their homes.

Nick Sollitt from NZI has seen a clear shift toward contents-only cover as more apartments and strata developments go up.

When a body corporate insures the building itself, contents becomes the primary policy that matters to the person living there.

It's not a new entry point.

Contents has long been where people start, before contents while renting, then eventually a house.

What's changed is what's inside it: Nick's noticed more jewellery and artwork in policies, a shift he partly credits to changed spending habits during Covid.

A high Sum Insured feels safe. Nick Sollitt from NZI says that's exactly where the trap sits.

Underinsurance doesn't discriminate by property value.

It shows up in high-value homes just as often as modest ones, usually because the figure looked large enough without ever being tested against that specific property's complexities.

The responsibility to get it right sits with the customer, but Nick argues the industry needs to make sure they're equipped for it: brokers asking the right questions, and owners understanding what actually belongs in that number beyond the price they paid.

Some of the clearest explanations of underinsurance don't come from numbers at all.

Andy Thomson recalls an ad he saw years ago: a house fire, a family watching it burn, and then a full rebuild happening behind them exactly as the original stood.

Everything matches, right down to the rooms, except one.

A child's bedroom comes back as an unfinished brick wall, the visible result of a sum insured that didn't quite stretch far enough.

Nick from NZI agrees it's a powerful piece, and a reminder of why underinsurance needs to be talked about early and often, not just at claim time.

Market value can fall. Rebuild Cost almost never does.

They're calculated from completely different inputs. Market Value tracks land, location and demand, and moves with the property cycle.

Rebuild Cost tracks labour, materials, fuel and site access, and according to Andy Thomson, after 30 years in construction, it has only ever trended upward with inflation.

That's why insuring a property for its purchase price is such a common trap. A $900,000 home today doesn't guarantee a $900,000 rebuild cost, and the gap between the two only grows over time.
