The latest figures from Stats NZ show that the pace of household cost increases has continued to slow, providing some welcome relief after a tough few years.

Interestingly, household living costs are actually rising slower than the official inflation rate. This difference is largely driven by falling interest payments and lower borrowing costs for homeowners.

While everyday budgets are still under strain, this shift opens up a great opportunity to review your expenses and check if your current mortgage structure is still working hard for you.

Has your home loan dropped behind the peloton? 🚲

Interest rates have shifted, lenders have moved, and many Kiwi borrowers haven't actually reviewed their mortgage since the day they settled.

A quick conversation with an adviser takes less time than watching a race stage recap, and it could help you secure a much better rate and shave years off your loan.

When was the last time you checked your rate? Talk to us about what is possible for your budget.

If you have been holding off on selling your home because of a softer market, the latest numbers might surprise you.

According to Cotality’s latest Pain and Gain Report, nearly 88% of residential property resales still walked away with a gross profit last quarter. Homeowners who held onto their property for a median of ten years saw the greatest benefits.

If you are looking to sell and transition into your next place, unlocking that equity is just the first step. Talking to an adviser early ensures your finance is structured correctly so you can make your next move with total confidence.

If you've been searching for the right property move, the data suggests that regional locations are boasting more growth than city centres.

According to Cotality’s June 2026 Mapping the Market report, national house values are tracking broadly sideways. However, beneath the surface, a major regional divide has opened up driven entirely by affordability.

Lower-priced regional markets are leading the pack. Standalone houses in pockets throughout Southland cleared over 14% annual growth, while regional parts of the North Island like the Bay of Plenty and South Waikato saw double-digit townhouse growth of at least 10%.

Meanwhile, larger urban centres are encountering headwinds as cautious buyers navigate a high volume of listings.

It is a clear reminder that there isn’t just one property market. In a climate where affordability is the ultimate driver, having a strategy tailored to your exact budget is everything.

Wherever you are looking to buy, talk to us about what is possible for your budget.

The Reserve Bank has announced its latest update, increasing the Official Cash Rate to 2.5%.

If you have a mortgage or you are currently house hunting, this news changes the landscape a little bit. When the OCR moves, lenders generally adjust their own interest rates in response. For homeowners, that can shift your regular repayments. For buyers, it can reshape your overall borrowing power.

Changes in the market are a standard part of the property cycle, so there is no reason to feel uneasy. Navigating a rate rise just comes down to preparation and having the right plan tailored to your situation.

Whether you need to review an existing mortgage or want to check how this impacts your budget for an upcoming purchase, taking a proactive look at the numbers is a great next step.

You’ve scrolled the property portals, prompted AI chatbots, tracked interest rates and tested online calculators. Yet, you’re still left wondering what to do next.

You aren't alone in feeling that way. Cotality’s AI in Housing Survey shows a major shift back toward the human element, with 55% of buyers now explicitly preferring to work face-to-face with a professional to secure their mortgage.

Even though technology is everywhere, having more data hasn't made people feel more confident.

Technology can give you endless automated answers, but it cannot tell you how that data applies to your situation, your income, your goals, or the lender who's actually going to say yes.

Talking to a mortgage adviser can help you make sense of it all. Bring us your questions, chatbot answers and screenshots. We can help you map out your next steps on a discovery call.

On the pitch, a winning game plan requires adjusting when the match changes. The same rule applies to your mortgage.

If your fixed rate is expiring over the next few months, letting it roll over automatically onto a default rate could mean missing out on a better option. Right now, lenders are competing hard behind the scenes with sharp rates and incentives to secure your business.

You don't have to wait until the final whistle blows on your current term to look at your choices. Looking at your strategy early puts you completely in control of the scoreboard.
