The price of land does not come down; it only keeps going up.

Stop waiting for the price to drop before you buy... because it won’t.

So, what should you do?

Start somewhere. Make an initial deposit.

Request a flexible installment payment plan. Look for areas where land is still affordable and secure a plot there.

You won’t remain a tenant forever!

Now is the best time to start planning for your future and that of your children.

Landlords are no longer smiling... those buildings are the assets sustaining some of them today.

So, start thinking about building something of your own.

You deserve a place you can truly call home, and your children deserve that too.

Make the plan and start this year. You’ll thank yourself later.

I’m Prisca Okoye, and I guide people to make safe and profitable real estate investments. I also help clients secure genuine and affordable lands in Nigeria.

If you're considering owing a property by paying on installment, here are the key things to consider before you start:

📌Legal Rights

Before you pay a single naira, verify that the seller actually has the legal right to sell that land.

Ask for their documents. Do a search at the land registry if you can. This one step can save you from years of regret.

📌Interest

Some companies offer interest-free installment plans - you pay only the cost of the land spread over time.

Others add interest, which means you end up paying more than the original price. Always ask questions to be clarified.

📌 Your Financial Reality

Check your financial capability.

Missing payments can lead to penalties, or worse, losing what you've already paid.

Let's look at why installment plans work for a lot of people -

1. Affordability

You don't need to have millions saved up. You can start with what you have and build towards full ownership over time.

2. Flexibility

Many developers offer different plans for different budgets. Whether you can pay N50,000 monthly or N500,000 monthly, there's likely a plan that fits.

If this sounds like something you want for yourself, you're not alone. And you don't have to figure it out by yourself.

Ask us anything in the comment box — how to start, what to look out for, or how to choose the right plan.

PS: We have installment payment options available for all our properties. With a minimum of 500k, you can secure a property in your name before the year ends, and spread the balance over 3 or 6 months.

We're here to help you take that first step.

What if you could own land without having millions in your account right now?

Here's our client for the day. Let's call her Tolu.

Tolu is a secondary school teacher in Lagos. She earns N95,000 monthly. After transport, food, and sending something small to her mother in the village, she's left with almost nothing. Saving N3 million for land? That felt like a joke.

But Tolu had a fear that kept her up some nights.

She was 34, unmarried, and still paying rent. Not because she was irresponsible, but because life just kept happening. Every time she managed to save a little, something would come up. A cousin's surgery. Her younger brother's WAEC fees. Her landlord increasing rent without warning.

One day, her colleague, Mrs. Benson, mentioned she had just finished paying for a plot of land. Tolu was confused. Mrs. Benson earned almost the same salary. How did she do it?

"Installment plan," Mrs. Benson said. "I paid N80,000 monthly for 18 months. I just received my documents last week."

Tolu didn't sleep well that night, she was up thinking. If Mrs. Benson could do it, why not her?

She started asking questions and found out that she could own a land by paying in installments instead of paying outright.

What is land installment?

Land installment simply means buying property by making regular, scheduled payments over time instead of paying the full amount at once.

The payment could be daily, weekly, or monthly depending on what works for you.

For instance, instead of needing N3 million upfront, you could pay N500,000 monthly for 6 months.

This is usually facilitated by real estate developers that structure payment plans to make land ownership more accessible.

It requires a formal agreement that clearly states the payment terms, what happens if you default, and when ownership is fully transferred to you.

So, if you haven't started investing in real estate because you don't have the money in full, take advantage of installment payment options today and secure your dream home.
