So yesterday, I joined one of my partner company to see their property in Amachai Okpanam.
We drove through the new road leading to Cubana millennium City. The project is such a massive one but it's not the reason for this gist.
After we passed the 65 acre estate, i noticed that the road construction ongoing does not end there oooo, i mean the dualization of the road continued and as I heard it's leads down to Ugbolu. So this is the new Ugbolu - Okpanam road.
The estate we inspected is just 5 poles away from where the Cubana Millennium city fence stopped.
I remembered towards the last quarter in 2023, when this same property was launched and sold for 1,000,000 yes! You read that correctly. This place never looked anything promising like something that will smell development in 5-7 years time but here we are in less than 3 years, ebe nile saluu oku. That's not all, Ambassadorial university is still down there ooo
Now, in this area, the least price of land there is 15,000,000 and while the highest is 120,000,000 which is Bethel Court Estate, though others are selling 60m, 40m and 50m depending on the developer.
During those days, the only landmark we use to market those properties there were only Witec Roofing Company and Asaba-Benin express.
Now, the entire place is looking like someone had blew whistle and every investor there are rushing to take possession of their properties. This was no go area before ooo
Now, here is the main gist, the Asaba mega city project in Issele Azagba is also connected to this ongoing dual road, this means that, the estate has two faces, started from Issele Azagba and submit itself to Ugbolu - Okpanam dual road. What this means is CASH FLOW.
Those who really make more money in real estate are those who took possession early.
Asaba Mega City is now 4,500,000 and still this is a total steal considering it's position in mixed of these strategic city landmarks and infrastructures.
