Refinance ni basically kita cagarkan rumah yang belum habis bayar untuk beberapa tujuan.. means kita ambil pembiayaan semula..

Loan korang masih belum habis, tapi korang nak bertukar ke bank yang lain.. so korang buat lah refinance.. dia berbeza tau dengan remortgage.. remortgage ni untuk rumah yang dah habis bayar..

Kenapa kita nak buat refinance?

1) untuk dapatkan cash daripada harga pasaran semasa rumah kita..
2) untuk pindah dari bank A ke bank B
3) untuk dapatkan "rate" atau "pakej" yang lebih rendah/bagus
4) untuk bertukar kepada islamic pakej
5) untuk "manage" peminjam (penama untuk loan)

**Refinance MAYBANK**

🔹Existing housing loan yang nk berpindah ke bank lain dipanggil refinance di atas sebab2;
➡️ Interest rate(dari tinggi ke rendah)
➡️ conventional ke islamic
➡️ mengeluarkan nama pendua (joint applicant, maybe sebelum ni gaji x cukup so joint ngn ahli keluarga)
➡️ untuk mendapatkan cash/modal
➡️ untuk meringankan beban bulanan (dulu loan pendek nk panjangkan atau sebaliknya)
➡️ from LPPSA nk ke bank (maybe ada plan nk berhenti atau nk cash out)
- Baki pinjaman terus pindah ke bank baharu.
- Legal fees, Valuation & Insurance boleh finance/capitalize masuk loan up to 10% margin dari market value.

🔹SAMPLE CASE🔹

Contoh market value RM500K & baki pinjaman RM250K

Refinance RM 250K (margin 50%)

Margin refinance + Redraw (cash out) adalah *90%

So case kt atas ni baru refinance RM250K (margin 50%) so bermakna lagi RM 200K (margin 40%) boleh ambil cash atau settlekan hutang piutang yang ada (credit card, personal loan, ar-rahnu, ptptn, kereta dan sebagainya)

Klau ada sesiapa yg berminat nak apply kad kredit Maybank boleh PM saya.

Kebaikan kad kredit Maybank:
1)tiada yuran tahunan( annual fee free)
2)tiada yuran tersembunyi

Jika gaji masuk Maybank:
Tidak perlukan ape2 dokumen, hanya nama ibu

Jika gaji masuk SELAIN MAYBANK:
1)Salinan ic
2)Slip gaji 3 bln

dan

Yang mana agak terkesan dengan current situation dan nak apply Credit Cards, bolehlah try apply Maybank Credit Card Ikhwan ni.
