IMPORTANT – IMMEDIATE OUTREACH NEEDED FROM US TO STOP MIAMI BEACH DOWNZONING AGAIN!!!!

The activists and historic preservations in favor of the single-family home ordinance to be heard by the Land Use and Development Committee (LUDC) on September 9 are VERY organized and have bombarded his and most-likely the Mayor and all other Commissioners with countless emails supporting the ordinance. On the flip side, the City of Miami Beach Commissioners have barely received anything from homeowners opposing the ordinance who want to save their property values and will be greatly affected if this passes!!!.

1- We urge you to immediately ask your clients and all homeowners to waste no time in emailing the Mayor and Commissioners (email addresses are below) to voice opposition to the ordinance. The Mayor and Commissioners need to hear from the masses now, before the hearing.

2- We also strongly urge that you get as many homeowners as possible to attend TOMORROW the September 9th meeting, which begins at 3 pm at the City Commission Chambers on the 3rd floor of City Hall. Not all need to speak, but a number of them should to voice opposition based on the negative impacts of the proposed ordinance.

Some of the points that may be used in the emails are as follows:

- The limitations imposed by the City Commission in February 2014 are sufficient to preserve neighborhoods. Don’t decrease potential construction any further as that takes away property rights.

- The current regulations adopted in February 2014 have not had much of a chance yet to see the effect on neighborhoods. Very few homes have been built under the new regulations so the push for further reductions is premature and unfounded.
- The proposed reductions will further reduce flexibility in design that helps to create compatible and aesthetically pleasing new homes. We will only be able to build and develop small homes!

My name is david solomon and i am born and raised in miami beach. i am 33 years old and i purchased 3454 royal palm, a pre 1942 mediterranean home in december 2014. i have had to really plan and wait for the past 9 months and have been working with architects and engineers to develop the perfect house for me and my future.

i am an end user with plans to build a brand new modern home. now all the $$$ i have spent might be wasted due to the new restrictions the city of miami beach is attempting to impose.

with these new rules i am now in limbo and i urge anyone who will listen to reconsider there position.

it is my right as a property owner, as long as i follow the proper channels thru drb and the building department, to build myself a brand new house where i can live my life and god willing raise a family.

limiting the lot coverage and square footage i am able to build even more than the current code is shocking to me. i was planning on building a 4 bedroom 3500 square foot house on a 7500 sq ft lot and with the new possible restrictions i will definitely lose a bedroom and be reduced to a much smaller house.

this is a huge mistake for this board to approve as it puts a ceiling on property value and the real estate market in miami beach.

it also restricts young home owners, like myself, who want to spend money and grow the economy in miami beach.

my life long dream was to live in miami beach for the rest of my life but with these unfair and unjust restrictions it makes me question my dream.

all naysayers seem to group and bulk together developers and mcmansions with any new modern home that is built and this is unfair.

i am one who will build a tasteful modern home and will live it in for many years to come.

this is coming from someone who owns a condo and has lived at 4501 prairie avenue a 1925 mediterranean building my entire childhood. everyone knows the building on corner of 45 and prairie nestled among single family residential properties and previously owned by dan paul.

i definitely understand why historically significant homes should be saved and new potential restrictions should be imposed on tearing down important properties around miami beach. but these should be determined on a case by case basis as opposed to grouping everyone together.

my 1900 sq ft 3454 royal palm which has illegal additions and has no significance should not be grouped with my beautiful apartment building.

again i urge the board to reconsider there position on these unjust new restrictions they are trying to impose and pray that our city doesn't become the type of city that doesn't embrace change and economic uptick
