I'm now with the details of PMAY (Pradhan Mantri Awas Yojana) Home loan for middle-income groups:

In his new year address, Prime Minister Modi had announced interest subsidy of 4% on housing loans of up to Rs 9 lakhs for people with an annual income of Rs 12 lakh. For those earning Rs 18 lakh per year, they are eligible for three per cent subsidy on housing loans of up to Rs 12 lakh.

This interest subsidy scheme has been named as 'Credit Linked Subsidy Scheme for Middle Income Groups - CLSS(MIG)'.
According to the Credit Linked Subsidy, which is a part of the PMAY scheme, middle-income groups with incomes in the eligible range will get an interest rate subsidy of 3-4 per cent.
Here is all you need to know about Pradhan Mantri Awas Yojana (PMAY):

Who are all eligible?

*---Middle Income Groups (MIG) which fall under the bracket of annual incomes of above Rs 6 lakhs to Rs 18 lakhs are eligible for interest subsidy on housing loans under the new CLSS(MIG).

*---People whose housing loans have been approved and whose applications are under consideration since January 1,2017 are also eligible for it.

The scheme is primarily aimed at providing housing for all. Therefore, understandably, all those who already own a home or any of their family member own a home, are kept out of the benefits of PMAY.

The rule says, "The beneficiary family should not own a pucca house and the beneficiary family should not have availed of central assistance under any housing scheme from Government of India." A beneficiary family will comprise of husband, wife, unmarried sons and/or unmarried daughters. To avoid duplication, beneficiary family members have to provide their Aadhaar numbers while applying for the loan.

But, as per the guidelines, "An adult earning member (irrespective of marital status) can be treated as a separate household, provided that he/she does not own a pucca (an all weather dwelling unit) house in his / her name in any part of India."

So, even if children (married or unmarried) are staying with their parents in a house owned by the parents (or on rent, in the same or another city), they can opt for PMAY provided they are earning and don't own any other home.

For a married couple living on rent and even if their parents own a home, will anyhow is treated as a separate household. However, if they wish to avail PMAY benefits, they will be eligible for a single house, bought by either of the spouses or both together in joint ownership.

Subsidy

In the MIG - I category, individuals will get 4 per cent interest subsidy on a loan amount up to Rs 9 lakh, and in the MIG - II slab category individuals will get a 3 percent subsidy on a loan amount up to Rs 12 lakh. If one needs an additional loan, the lender will prove it but the additional loans beyond the subsidised loan amount will be at a non-subsidised rate.

Preference to women:

*---Under the guidelines, preference is to be given to women. Widows, single working-women, persons belonging to scheduled castes and scheduled tribes, backward classes, differently abled and transgender people will be given preference.

Today I’m sharing some important information about Switching your existing home loan interest rate from base rate to MCLR to Save money.
Is it the right time to switch home loan interest rate from base rate to MCLR?

As an existing home loan borrower, if you are expecting a reduction in interest rates in line with the recent Reserve Bank of India (RBI) repo rate cut, you could be disappointed. For those who had taken loans after July 1, 2010, but before April 1, 2016, the loans are linked to the lending bank's base rate. And for most of these borrowers, the home loan interest rate is upwards of 10 per cent.
Under the base rate regime, the banks were either reluctant to cut their lending rates (post RBI repo rate cuts) or did so with a time lag. A new method of bank lending called marginal cost of funds based lending rate (MCLR) was put in place for all loans, including home loans, given after April 1, 2016.

So does that leave pre-April 1 base rate borrowers stranded? No, because now you have two options, either switch to MCLR with the same bank or else transfer (refinance from) to another bank on MCLR. One may also continue the loan on base rate, especially if the maturity period is near. Banks, on their own, typically reduce the tenure automatically and, thus, transfer the benefit of lower rate to the customers. Getamber Anand, President, CREDAI (Confederation of Real Estate Developers' Associations of India) National, says, "Those who have loans on which MCLR is not applicable should consider opting for MCLR as the present trend indicates that the rates will either hold or go down again. This would play in their favour and allow room to manoeuvre in terms of personal and investment finance."

The RBI has made it clear that banks should allow base rate borrowers to switch to MCLR. The existing loans can run till maturity or borrowers can switch to MCLR on mutually agreed terms, but the RBI has made it clear that the bank cannot either charge a fee for it or treat it as a foreclosure.

Switching from base rate to MCLR within the same bank
It makes sense to switch if the difference between what you are paying and what the bank is offering now as MCLR is significant. And also in cases where the time for the home loan to finish is not near.

An existing loan with an outstanding amount of Rs 20 lakh at 10.75 per cent, when switched to MCLR at, say, 9.5 per cent (the current trend in MCLR), could save about Rs 2.5 lakh of interest. Adhil Shetty, CEO and Co-founder, BankBazaar dot com, says, "If you are in the base rate or even the BPLR (benchmark prime lending rate) regime, switching to the MCLR can bring down interest rates." Therefore, ask your banker to calculate and inform you how much of interest can be saved by switching from base rate to MCLR and decide accordingly.

Switching loan from base rate to MCLR with another bank (refinancing)
If your bank is offering a high home loan interest rate (MCLR plus spread) then look for refinancing. Gets the loan refinanced from a bank offering a low interest rate of around 9.5 per cent. "However, before you refinance your loan, compare and look around for offers and shortlist the most suitable ones. Make sure you consider all associated charges such as the transfer fees, legal charges, etc., and calculate the expenses before you take a call on transferring your loan", says Shetty.

You may have to incur processing fees, which many banks waive off during the festive season. Anyway, the banks are not allowed to charge foreclosure or full repayment charges. Other charges may include lawyer's fees, mortgage charges, etc. Remember, the bank may ask you to buy a home loan insurance cover plan, which is not mandatory. Get the loan insured through a pure term insurance instead, in addition to any insurance that you already have.

MCLR is more dynamic
The primary reason to switch from base rate to MCLR has to be the sluggishness seen in banks' passing on the benefits of RBI rate cuts to borrowers. But where did the base rate model fail? Shetty says, "The MCLR uses marginal cost of funds, which include the interest rate at which the bank issues deposits, the cost of borrowings or the repo rate, as well as the returns on net worth. This means that each time the repo rate changes, the MCLR rate will change. Unlike this system, the base rate does not account for the repo rate. Hence, the changes to the repo rate may take an indefinite amount of time to reflect in the lending rates."

The risks
Under the MCLR mode, the banks have to review and declare overnight, one month, three months, six months, one year, two years, three years rates each month. For most MCLR-linked home loan contracts, the banks reset the interest rate after 12 months for their home loan borrowers.

In a falling interest rate scenario, quarterly or half-yearly could be a better option, provided the bank agrees. But when the interest rate cycle turns, the borrower will be at a disadvantage.

After moving to the MCLR system, there is always the risk of any upward movement of interest rates before you reach the reset period. If the RBI raises repo rates, MCLR, too, will move up. Anand informs, "The main difference between MCLR and base rate system is the guaranteed change of interest rates. Where base rates allowed banks to avoid passing on the benefits of the rate cut to borrowers, with MCLR, the benefits are sure to trickle down to the consumers"

Conclusion
In addition to switching the loan from base rate-linked to MCLR and thereby saving interest, prepare a systematic partial prepayment plan to further reduce the interest burden

Dear friends,

Here I'm giving you all a warning about the frauds being happens through credit cards, debit cards, and through Internet banking.

I got a call today from number 09670207446, stating that they are from Credit card department.

The conversation is just like this.

A Male voice: (In Hindi) I'm from Credit card department. And wished me.

Me: Can you speak in English.

A Male voice: (In Hindi) Will transfer the call to English department.

(Observation: If he is from a bank he must known little bit English and will speak in English for informing about the call transfer.

Me: Ok.

Female voice : ( In English, not very fluent) wished me.

Me: Wished back.

Female voice : ( In English, not very fluent) You have earned 15000 points in your credit card usage and it will expire in a few days and more than that we are going to add some more points in to your credit card account. For verification purpose can you tell me your date of birth which is registered in the credit card data?

(Observation: She didn't mentioned my name, for which card she's speaking about etc.)

Me: For which card you are speaking about?

Female voice : ( In English, not very fluent) the one you spend alot. SBI (Voice is very low, expecting me to prompt)

Me: SBI ? Uhh?

Female voice : ( In English, not very fluent) Sir, ICICI (That too in a low voice)

Me: I don't have a cred card from both the bank you mentioned.

Female voice : ( In English, not very fluent) This is about your HDFC Card.

Me: (I confirmed that this is a fraud call) You F**K**G fraud get lost..! (Hang Up)

Observations in depth,

1. Bank/financial institution's call center will not make calls from individual number.(from TRUECALLER the name who called me is Namita Pandey)

2. Bank employees who speak Hindi can also speak in English.(usually they wont transfer the call to any body unless we tell them to speak in any local language.) The person who speak English can easily understandable, they must be fluent, then only they'll appoint for telecalling.

3. If it is from a bank they will inform you that they are from so and so bank/financial institution. Will call your name for confirming the right person is other side as per their data.

4. They will prompt you the details of your card from which bank"s card with card number (not fully, sometime partially) and your cards expiry date etc.

5. Credit card dept calls won't speak about different banks card, they are sitting there exclusively for any of the card.

Commonsense

None of the BANKS/FINANCIAL Institution is providing you freebies or points or anything via phone. And dont' expect others wealth, they are there to make profit from us.

Few tips to avoid credit card Fraud.

1. Keep your credit cards safe.
Avoid credit card fraud by keeping your credit cards safe from thieves

2. Shred anything with your credit card number on it.
Don't toss your credit card billing statements directly into the trash. Shred them to keep dumpster divers from getting their hands on your credit card number.

3. Avoid giving out your credit card information.
Only give out your credit card number or other sensitive information on calls you initiate to customer service using the number on the back of your credit card. Don't return calls to a phone number left on your answering machine or sent to you in an email.

4. Be safe with your credit card online.
Don't click on email links from anyone pretending to be your bank, credit card company, or other business who uses your personal information, even if the email looks legitimate.

5. Report lost or stolen credit cards immediately.
The sooner you report a missing credit card the sooner your credit card issuer can cancel your credit card and prevent fraudulent charges. Reporting your lost or stolen credit card as soon as possible lowers the likelihood that you'll have to pay for any fraudulent charges made on your credit card.

6. Review your billing statements each month.
Unauthorized charges on your credit card are the first indicator of credit card fraud. If you notice a charge you didn't make, no matter how small, report the charge to your credit card issuer immediately.

7. Make strong passwords and keep them safe.
Your credit card number may be stored in a number of places online. For example, you may save your credit card on Amazon so you can make one-click purchases. Make sure you use strong passwords - a combination of upper- and lower-case characters and numbers - and avoid writing or sharing your password.
