A ₹5 crore flat in Bandra or Khar. Renting the equivalent right now runs ₹1.75–2 lakh a month — rents in this market are genuinely inflated.

Do the math and renting still wins month-to-month. But the gap is smaller than people assume, because rent has caught up so much.

There’s a cost renting has that never shows up in a spreadsheet, too. During COVID, some licensors — NRIs based abroad — had to move back and needed their flats back. Licensees who’d built a life around that home had to vacate on short notice, through no fault of their own. Owning removes that risk entirely.

Should you buy an apartment on the refuge floor? It’s a genuinely unique situation — two sides worth weighing.

Safety: in an emergency, all you have to do is walk outside your door. That’s real peace of mind, especially for families with senior citizens.

Configuration: because the refuge area gets built in first, the unit on that floor is often unusual — sometimes smaller, sometimes a layout you won’t find anywhere else in the building. Rarer inventory, not necessarily worse.

The catch: the refuge area itself legally belongs to the society. It’s not yours to use — and in an actual emergency, it becomes the most crowded floor in the building.

Don’t rule out a refuge-floor flat on instinct. Weigh what you get against what you don’t control, then decide.
