Is their hidden value in Melbourne's older apartment blocks?
Many apartment buyers look to newer apartments, often overlooking the hidden gems in their back yard. This report is a brief guide to understanding the boutique apartment blocks in Melbourne's inner suburbs. Link to the report in the comments.

For all buyers tax can significantly impact the final outcome of an Australian proeprty investment.
And for foreign buyers both tax and currency can affect the final outcome.

This includes:
• Exchange rate movements
• Foreign buyer taxes and duties
• Capital gains implications

These factors can add meaningful cost — or opportunity — depending on how they are managed.

Understanding them early helps avoid surprises later. There are many strategies to legally minimise the potential tax smi
exposure, but professional advice is essential in this area.

This is Mistake #4 from my buyer mistakes guide.

Many buyers aim for the “perfect” property straight away.

The problem is:
• Budget constraints
• Market realities
• Competing priorities

This can lead to frustration — or overpaying.

A better approach is often:
• Enter the market with a well-chosen, high-performing property
• Build equity over time
• Upgrade later if needed

In many cases, an apartment in the right location can be a smart first step.

The first purchase doesn’t have to be the final one.

This is Mistake #3 from my guide.

Property is not a solo exercise — yet many buyers try to do everything themselves.

A strong team may include:
• Finance broker
• Solicitor or conveyancer
• Buyers agent
• Property manager (if investing)

Each plays a different role — and can help avoid costly mistakes.

Relying only on selling agents, or informal advice, can leave gaps in decision-making.

The right team doesn’t just make the process smoother —
it often improves the outcome.

Many buyers start by looking at property first…
before confirming what they can actually borrow.

This often leads to:
• Wasted time on unsuitable properties
• Emotional attachment to something out of reach
• Missed opportunities when the right property appears

A clear understanding of your borrowing capacity — and structure — should always come first.

It allows you to act quickly, confidently, and within the right price range.

The best opportunities often go to the most prepared buyers.

This is Mistake #1 from my guide on costly property buying mistakes.

Rule #6 of 6 — Buy for the Next Buyer, Not Just Yourself

The final rule is the one most buyers ignore.
At some point, you will sell.
High-performing apartments are often chosen with the next buyer in mind:

• Broad appeal
• Sensible size and layout
• Timeless design

Over-customised or highly personal apartments can limit demand later on.

You don’t need to love everything about the apartment —
but plenty of other people should.

If resale feels easy at purchase, it usually is.

This is Rule #6 from my apartment buying guide.

Rule #5 of 6 — Body Corporate Fees Tell a Story

Owners corporation fees aren’t just a cost — they’re a signal.
They often reveal:

• How complex the building is
• Whether facilities are sustainable long-term
• How well the building is managed
Low fees aren’t always good.
High fees aren’t always bad.

What matters is value for money and predictability.
Consistently rising fees can scare off future buyers and reduce borrowing capacity — especially for first home buyers.
Always understand why the fees are what they are.

This is Rule #5 from my guide on buying high-performing apartments.

Rule #4 of 6 — Floor Plan Beats Floor Level

Many buyers fixate on height.

But when it comes to apartments, layout almost always matters more than level.

A well-designed apartment will:

• Feel larger than it is
• Have minimal wasted space
• Allow flexible furniture placement

Poor layouts — long corridors, awkward corners, dark internal rooms — limit who will want the apartment in the future.

Buyers and renters don’t live on floor numbers.
They live in floor plans.
Choose functionality over novelty every time.

This is Rule #4 from my apartment buying guide.

Rule #3 of 6 — Avoid “Future Maintenance Traps”

Some apartments look great when they’re new — and expensive when they’re not.
Materials, design shortcuts, and complex building features can create long-term maintenance issues that don’t show up in brochures.
Over time, this often leads to:
• Rising owners corporation fees
• Special levies
• Reduced buyer appeal

High-performing apartments are usually:
• Simply designed
• Built with durable materials
• Easy and cost-effective to maintain

Low ongoing costs matter more than flashy extras that date quickly.

If a building is expensive to maintain, the market eventually prices that in.
This is Rule #3 from my guide to buying better apartments.

Rule #1 of 6 — Scarcity Matters As Much As Suburb
Not all apartments are created equal — even in the same suburb.
Two apartments can be a few streets apart, priced similarly, and yet perform very differently over time.
One key reason is scarcity.
High-performing apartments usually have:
• Limited comparable supply
• A design that can’t easily be replicated
• Features that appeal to owner-occupiers, not just investors
By contrast, large projects with hundreds of near-identical apartments usually struggle because buyers always have “another option” nearby.
Suburb selection is important — but scarcity is what protects value.
Get this right, and your apartment has a much better chance of outperforming the average.
This is Rule #1 from my guide on buying high-performing apartments in Melbourne.
