📍 Vake · $800–1,400/mo The best schools, the quietest streets, the nicest coffee shops. You're paying for calm and you get it. If you need the city to leave you alone - this is your place. Best for: families, remote workers who need to focus.

📍 Vera · $700–1,200/mo The most balanced neighbourhood in the city. Everything walkable, central, genuinely pleasant to live in. The sweet spot between price and lifestyle. Best for: couples, first-time movers to Tbilisi.

A quick translation guide for anyone reading Tbilisi rental listings.

"Euro renovation" - a new toilet and laminate flooring from 2009.
"Fresh renovation" - they painted over the mould. Nice colour though.
"Bright apartment" - one window. Facing east. You get sun for 40 minutes in the morning.
"Cosy" - small. Very small. Don't ask about the square metres.
"Quiet neighbourhood" - quiet until Friday evening. And Saturday. Sometimes Wednesday too.
"Landlord open to negotiation" - listed 20% above market. The landlord knows. Now you do too.

One missing clause in a Tbilisi rental contract can cost you everything.

Five things that need to be in writing before you sign:
① The deposit - exact amount and exact conditions for getting it back. Not "we'll sort it out", but numbers and deadlines.
② Repairs - who pays, and what counts as a repair. If the tap breaks, whose money is it?
③ Notice period - how many days you need to give before leaving without losing your deposit.
④ What's included - utilities, internet, parking. Anything not written down becomes a surprise later.
⑤ Contract registration - in Georgia, an unregistered contract means almost nothing in a dispute.

This isn't a formality. One page. Five clauses. Everything else is just the landlord's word. Save this before your next viewing.
