Finished off last week with offer follow up’s.

Few sold and most of them still SSTC, there were 2 however across them all that were eorth going over and seeing if the sellers circumstances have changed as one had fallen through and another was still sat on the market.

It’s ones like these where you may be able to strike a deal, sellers becoming inpatient and just wanting a sale or expectations of what they can sell for changing with time spent on the market.

1 in 3 properties in the UK fall through before sale, so instead of moving onto the next and not looking back, after a couple of months check back on previous offers to see if there’s any changes.

With tasks set for the weekend (my busiest time of the week for property) after the coaching call on a Friday, I look at what needs to be done on the laptop and what can be done on the go.

By overlooking all the tasks for the weekend I manage to fit work into other areas allowing me more time essentially.

There’s tasks that need need to be done on the laptop across multiple windows that require full concentration so they have to be done at home, but there’s also others that can be mixed in with day to day life.

Education in the form of webinars, these can be listened to when driving somewhere, earphones in when doing house chores. Or even replying to emails and property searching, these could be done whilst keeping fit out for walks, on the stairmaster at the gym, there’s always ways around fitting more into your schedule but first you have to overlook everything to see what can be done in sync with another.

What an incredible call tonight, had Andrew on who is beyond an inspiration with the life he’s had.

Bringing Tony robbins to the UK on tour to end up infront of princess Diana and in the House of Commons, acquiring hoffmeister from Heineken and building the company up to win beer of the year 2 years on the trot from nothing, huge property on a piece of land in Brazil overlooking the Atlantic, ones off the Thames that accidentally made the final of grand design 😂 the list goes on!

Calls like that, speaking to succesful entrepreneurs are where you just have to feel thankful to be in the space of these kind of people

Your network isn’t just your immediate contacts. It’s the people your contacts know too.

And that becomes so valuable in property because you need architects, builders, estate agents, brokers, solicitors, investors, surveyors, trades, etc so if you can be put in contact and have a common friend, their time and experience can be so valuable.

This week I had a call with an architect for over an hour, never met him before but he has worked with somebody I now know, although the call came at a time which wasn’t suited I still made sure I got a pen and notepad from the van and listed to everything he had to say. We went of extensions, permitted development rights and dormers to him more of an understand of this matter, and was even told to stay in touch.

Having contacts like this only happens though by getting the word out there of what you are doing and aiming to do so make it known.

Massage done this morning, landed on a good week really with the back playing up these past couple of weeks and gear collected for next week, a first fix and tidying up all loose ends before the next project starts. Now time to make a list of properties offered on in the past 6 months and get ahead on the follow ups

Sometimes there’s certain points of a build that you can’t identify straight away that could end up costing you thousands, but then there’s some areas that with the right knowledge could save you thousands so you should always work on them.

One of these for me is in the garden area, without being able to identify Japanese knotweed i could have potentially got stuck with it.

I while ago I was going to offer on a property prior to a viewing but spotted what looked to be Japanese knotweed when I had a walk around the property, the buyer didn’t know about it nor did the agent, the offer didn’t go in and in the end when I asked about the property a month or so later I got told they identified it as being knotweed and a treatment process has been put in place.

Without me knowing what to look for here I could have been stung with a nice bill when doing the refurb, as the seller would have noted it it as “not known” for Japanese knotweed at the property as they were none the wiser

Something small but with a bit of research can save you a lot of headaches

More phone calls like this over the next couple of weeks with an increase in offers being one of the main goals set now as we’re progressing in other areas.

Keeping up the momentum until we get one accepted then it’ll be time to get cracking 🧱
