Are you doing enough to get what you want?

You might be wondering why others around you are finding deals quicker than yourself, or finding it easier to get deals, the reason why is the input is a lot more than yourself.

Whilst you’re spending hours on end online offering on the “perfect property” others are scouring the market high and low looking for deals that they can make work, going into estate agents speaking to agents getting off market deal given to them and letter dropping for leads too.

Sometimes it’s not that you aren’t dedicating enough time, it’s just that it’s not being spent smartly.

Building relationships

To get access to off market deals, you first need to put the effort in with the estate agents.

A lot can be done from behind a laptop like booking viewings, checking Rightmove, sending emails but that alone won’t build relationships.

If you want agents to think of you when something comes available before it hits the market, they need to actually know who you are and doing the above isn’t going to get you there.

You need to be, making conversation at viewings, popping into stores instead of always emailing, sitting down and going through properties properly and asking questions and showing genuine interest in what they’re saying.

The more they see you, the more familiar you’ll become.

You stop being just another name on the booking system online and start becoming someone they recognise as serious and proactive.

If agents don’t know you, why would they hand you a strong off market opportunity before everyone else sees it?

Relationships matter in property.

Turn up consistently, listen properly, ask questions, and over time you give yourself a far better chance of opportunities being pushed your way instead of somebody else’s.

Running the electrical side of our business whilst building the property side has made me think differently about time, organisation, and planning.

From managing client work whilst fitting in viewings, scheduling property calls around jobs keeps you busy but keeping on top of everything is a must

Using evenings/weekends for analysing deals, viewings, letter dropping, filing certs and ordering gear has to be done to keep the cogs running, all a part of the fun.

Different responsibilities across both industries but same commitment, some might say how do you find time for both, you make time for what you want in life 🧠
