At 305 m², this former guesthouse has huge potential. We're going for full planning permission and a complete redevelopment, and the architects are already heading over this week.

“What’s a deal you walked away from and what specifically killed it?” 👀

Great question from one of our followers and fellow investors, Mark Giltsoff and one that deserved more than a quick comment.

The truth is, we walk away from deals all the time.

We analyse around 80–100 opportunities every month, and only around 1% (if that) will actually meet our criteria.

Sometimes it’s the purchase price. Sometimes it’s the build costs, end value, commercial finance rates or simply not enough cash flow.

For us, the numbers have to work. We’re looking for all-money-out deals that also deliver at least £1,000 net cash flow per month after costs.

If they don’t? We walk away.

In this video, Mark breaks down some of the specific scenarios that can kill a deal for us and why being able to say no is such an important part of property investing.

🏚️ From one distressed block to another great deal.

We bought our Springfield project off-market from a distressed owner: a freehold block of flats in a very sorry state.

One flat also came with a sitting tenant who hadn’t paid rent for months. We normally avoid buying tenanted properties because of the complications involved, but rather than going down a long and costly route, we reached a mutual agreement and paid the tenant to leave, a solution that worked well for everyone.

From there, we moved quickly: transformed the property, split the freehold block into four individual leasehold flats, and completed the project on a tight timeline.

Another challenging property turned into a great deal and a great result.
