Can you get a mortgage with no deposit?

It is possible, but the options are limited.

If you've been renting for a while and have a good history of making your rent and bill payments on time, certain schemes like Skipton's Track Record Mortgage, will take that into account. If you pass their affordability checks, they may be able to lend to you without requiring a traditional deposit.

Everything comes down to a strict assessment of your income and outgoings, but it means your time spent renting could actively help you buy.

If you're tired of paying rent and want to see if a no deposit mortgage is a realistic option for you, let's look at the criteria together.

Stop thinking you need a huge deposit🛑

If you're waiting until you have a massive lump sum in the bank to buy a house, you might be waiting much longer than you need to.

For many, a 5% deposit is the standard way to buy. There are even certain products where you only need a fixed £5,000 deposit, depending on your situation.

The most important thing to remember? Your credit needs to be in great shape. Lenders are often happy to help with a smaller deposit, but they need to see a squeaky clean credit history.

Don't rule yourself out before you've seen the facts. Click the link in our bio to see what your current savings could actually buy.

What are the requirements for getting a mortgage with a lower income?

A low income doesn't stop you from getting a mortgage; it simply impacts how much a lender is willing to lend you.

If you're finding that your solo income isn't quite enough to reach the property price you need, there are innovative schemes available. Some lenders allow you to use support from family, or even friends, to boost your borrowing power.

It's important to remember that if you go down this route, those supporting you become responsible for the mortgage too. It's a big commitment, and would need to take legal advice first, but it can be a fantastic way to bridge the gap and get you into your own home.

If you're unsure what your options are, we can help you look at the different schemes available to see what fits your situation.

Can you get a mortgage with just a 5% deposit?

Getting on the property ladder with a smaller deposit is more achievable than many people think. With various schemes and even fixed £5,000 deposit options available, you don't always need a massive savings pot to get started.

Just remember that a smaller deposit typically results in a higher interest rate and higher monthly costs. It's all about weighing up the benefits of buying now versus the cost of your monthly mortgage payments.

If you’re weighing up your options, we can help you look at the numbers to see what makes the most sense for your budget.

Buying a home is one of the biggest emotional and financial decisions you'll ever make. Even for Dinara, who works in financial services, the level of uncertainty and the sheer number of questions felt overwhelming.

It's a great reminder that no matter how much experience you have, having an expert in your corner isn't just about the paperwork, it's about having someone to help navigate the "what ifs" and the stress that comes with such a big move.

We were so happy to help Dinara move past the uncertainty and get the keys to her first home.

Big news for Rita!

You may have already seen the announcement, but Rita has officially been appointed as the new President of the Romsey & District Chamber of Commerce and Industry.

The Hampshire Chronicle recently covered the news, and it was a brilliant event, made even more special by having the newly appointed Mayor of Romsey, Cllr Colin Burgess, there to celebrate with us.

Rita is incredibly excited to take on this role and continue supporting the local business community here in Romsey. We're extremely proud of her and everything she has achieved so far.

Should you buy or wait to save a bigger deposit?

While reaching 10% usually unlocks lower interest rates, waiting can be a gamble. If house prices rise while you're saving, you might find yourself chasing a moving target - needing more money just to buy the same property.

Sometimes, getting on the ladder sooner is more beneficial than waiting for the perfect deposit.

Watch as Rita (with a special appearance from Alfie!) explains why the 5% vs. 10% dilemma isn't always as simple as it seems. If you're weighing up your options, we're here to help you look at the numbers and find the best deal for you. 🐾
