Rising energy bills are changing what first time buyers look for in a home. 🏡

51% say new builds are more appealing because of it, and it's not surprising! 64% also say that an EPC rating of C or above actually matters when house hunting.

But here's the bit people forget. A New build could need a different type of mortgage.

Go straight to your own bank and they might say no.

We work with lenders who understand new build mortgages properly, so you're not stuck with only one option.

Thinking about a new build? Speak to us first. 😊

Rates are climbing again, and it's got very little to do with the Bank of England.

Markets are spooked by government borrowing and nobody knows what the Budget will do about it. Gilt yields rise, swaps follow, and lenders reprice within days. Five have moved already this week.

If you're remortgaging soon or buying, waiting is no longer the safe option. Secure a rate now. You can usually review it before completion if the market turns. You can't get back a deal that's gone.

Did you know that lenders will always want to know where your deposit, and sometimes other funds, came from? 🔎

This is called a 'source of wealth' or 'source of funds' check, and it's a routine part of the process.

You'll need evidence like bank statements, savings records, investment documents, or proof of a gift or inheritance. 🤔

Large or unusual payments into your account can raise questions, but it simply means the lender needs to verify the money.

Having all your documents organised can make a big difference and prevent delays with your mortgage application. ✅

Our team can help you understand exactly what you'll need before you even apply, ensuring everything is sorted.

We're here to help you get all your paperwork ready so you can move forward with confidence.

Fixed or tracker? There’s no one-size-fits-all answer 🏡

A fixed rate gives you certainty, while a tracker moves with the Bank of England base rate.

The right choice depends on your finances, plans and how comfortable you are with changing payments.

We’ll look at the bigger picture and help you find the mortgage that fits you.

We get this question a lot when sorting your mortgage appointment gets closer 🏡

Should I pay off credit cards, tackle other debts, or overpay on my current mortgage to secure a more suitable rate? 🤔

It's a common question with a very individual answer - it's entirely dependent on you, your goals, and your current financial situation.

Whilst paying off certain debts and credit cards can help, sometimes using savings to do so isn't the best plan

But don't worry, our team is here to help you weigh up all the different options. ⚖️

We'll look at your situation closely, do the sums, and help you make an informed decision about what path makes the most sense for you.

Let's chat about your options. 💬

Your monthly mortgage repayment is likely the most important and expensive bill; therefore, it needs to stay stable to keep your home in your name. 🏠

But what happens when illness stops you from working and sick pay runs out? 😥

This is where Critical illness cover comes in - it's a tax-free lump sum paid out after diagnosis, and it could help you keep your mortgage afloat, cover other bills, and keep the fridge full! 💷

This is especially important if you’re self-employed, as you probably don't have any sick pay in place.

Get in touch today to see how CIC could help you. 📲
