Buying an asset for your business? The deposit you need can vary massively from one business to another.

I regularly get asked: “How much deposit do I need?”

The honest answer is: it depends.

Some businesses can secure finance with no deposit at all.

Others may be able to defer the VAT, meaning they do not need to find that extra 20% upfront.

Some lenders may ask for a 10% deposit, while another proposal could require 20% or more depending on the business, the asset and the lender’s appetite.

Why the difference?

Finance companies look at the whole picture. Trading history, turnover, profitability, existing commitments, credit profile, the asset being purchased, the industry you operate in and how much risk the lender is prepared to take all play a part.

This is where using a broker can make a real difference.

I work with 40+ lenders, so I can look at the deal from several angles rather than simply offering you the first finance option that appears.

For example, if one lender wants 20% down, there may be another who is comfortable with a smaller deposit or a VAT deferral.

The aim is to structure the finance around your business and your cash flow, rather than forcing your business to fit one lender’s criteria.

If you are looking at a van, machinery, plant, equipment or another business asset, speak to me before assuming you need a big deposit.

Sometimes the best deal is not the one with the lowest monthly payment. It is the one that leaves your business with enough cash in the bank to keep trading.

What really happens before I submit a finance proposal

When I put a finance proposal in front of a lender, there is a lot more to it than simply sending over a set of accounts and asking for a decision.

I regularly speak directly with the underwriter or Business Development Manager at the finance company before submitting a proposal.

Why?

Because I want to understand exactly what they need to see, and more importantly, I need to understand my customer properly.

Take a CNC machine as an example.

The lender may want to know:

What is the machine being used for?

What work will it be producing?

Is it replacing an existing machine or increasing capacity?

Does the business already have the contracts or customers to support the additional work?

How will the machine improve the business?

What experience does the customer have in operating this type of machinery?

These questions matter.

My job is to understand the business, understand the asset and understand what the lender is looking for.

That means I can put together a proposal that actually tells the customer’s story rather than simply sending paperwork and hoping for the best.

Having access to over 40 lenders is useful, but knowing which lender is likely to understand the deal and how to present it properly is where the real value of a broker comes in.

I am self employed, so I work for my customers. I can look at the whole picture, speak to the lenders and structure the proposal around what the business actually needs.

A good finance application starts long before the lender presses the approve button.

Lovely but emotional few hours and seeing the work they do was great but eye opening for how little funding Simba receives from the Government.

Lenders aren’t chasing perfection. They’re chasing explainability. Big difference.

Clean accounts, healthy cash flow, tidy bank statements and a clear reason for the borrowing: that’s what gets a deal over the line. Turn up with a shoebox of receipts and a vague “just need some cash” and even the most patient underwriter will start looking for the door. Turn up with a story that makes sense and numbers that back it up, and suddenly you’re the easiest yes they’ll sign this month.

I work with over 40 lenders across Scotland and the UK, matching businesses to the right fit rather than the first offer. More lenders means better rates. Simple as that.

Turnover might look impressive on paper, but profit is what lenders really focus on.

A business turning over ÂŁ2 million with very little profit can be a bigger risk than a business turning over ÂŁ500,000 with strong, consistent profits.

When lenders assess your accounts, they want to see a profitable, sustainable business that can comfortably afford the repayments.
