Over the past few days, I’ve been on a real learning curve—understanding the difference between conservation areas and Grade II listed buildings, and what you can and can’t do with each.

Our upcoming commercial project sits within a conservation area, which actually gives us more flexibility compared to a listed building, especially when it comes to internal works.

It’s all part of getting prepared, understanding the constraints, and making smart decisions before moving forward.

Every deal is a lesson, and this one is sharpening our knowledge even further.

Progress doesn’t always happen loudly — sometimes it’s the quiet, consistent work behind the scenes that builds something powerful.

At GL Property Living, our serviced accommodation portfolio continues to perform strongly in the background, with two properties secured on long-term bookings through to January 2027. Stable income, consistent demand, and a strategy that continues to prove itself.

Meanwhile, the next chapter is already in motion.
Last week has been all about moving the commercial development forward — meeting with the architect, refining plans with the builder, and gathering plumbing and electrical quotes to bring the vision closer to reality.

What a day it’s been today! 🏗️

The commercial project is coming along, although at the moment it looks more like a full-on building site than the finished space we’re working towards.

There’s still plenty to do, but it’s exciting to see the progress happening step by step. Sometimes the messy middle is just part of creating something great.

I’m really looking forward to sharing the before and after photos once it’s all complete. Better things ahead! ✨

We’re getting our commercial unit ready and with building works underway, we needed quick privacy on the front window.

Proper window frosting?
Branded vinyl?
Board it up?
Nope.

A good old cream cleaner. 🧴✨
Spread across the inside of the glass and it creates an instant frosted effect — letting light in while keeping prying eyes out. Cheap, quick, and does the job while the real transformation happens behind the scenes.

It’s not glamorous.
It’s not permanent.
But it’s practical.

Property teaches you this all the time — you don’t always need the perfect solution, you need the right solution for right now.

✨ Believing in yourself is always worth it. ✨

When I first started my journey as a property investor about a year and a half ago, I never imagined I would be where I am today. From that first step, every decision, every learning curve, and every challenge has brought me closer to my goals.

Now, I’m proud to be moving ahead with three serviced accommodations, a commercial unit, and I’m looking forward to future purchases across Nottinghamshire and Lincolnshire.

The key? Trusting yourself, taking action, and staying committed to your vision. Your hard work truly pays off—sometimes in ways you never expected.

Exciting progress happening behind the scenes at GL Property Living.

Right now, our main focus is pushing forward with our commercial property so we can get everything moving.

The refurbishment is going ahead — currently waiting on fire regulations compliance for the new staircase to be installed and key works are progressing with new flooring being installed, painting/decoration everywhere.

We’re also giving the front of the property a complete aesthetic refresh. It’s always inspiring to see the journey from the current state to the vision we have in mind — a clean, chic, and beautifully finished space that truly elevates the building.

The transformation process is a reminder that progress doesn’t happen overnight, but step by step, decision by decision. Watching it all come together never gets old.

The world of AI (the final what we are aiming for image is taken from chatGPT) never ceases to amaze me either — let’s hope we can bring this vision to life exactly as imagined, right down to the colour and finish.

January has been a slower month for many in property — but momentum is building 💪

We’re excited to have secured a 6-month booking on one of our properties, and honestly, this is exactly the strategy we love. Longer stays mean:
✅️ Fewer short 2–3 night turnovers
✅️ Less cleaning stress (we operate a two-weekly clean)
✅️ Tenants who genuinely care for the property because they plan to stay long-term

It’s better for the home, better for operations, and better for long-term returns.

RECENT PROJECTS:
》On the commercial side, things are moving too 👀
We’re waiting on building regulations approval for the stairway drawings. Once signed off, we can move forward — with completion targeted for April 2026.

Good morning everyone,
I hope you’ve all had a great start to the year.
I wanted to share a short video showing progress on my new commercial space. The building works are moving forward well, with the installation of the stairs and electrical works.

If everything stays on track, we’re aiming for a mid march completionof the works. It’s encouraging to see steady progress and momentum as the space takes shape.
