The valuation wasn't the problem. Servicing the debt was.
In Episode 139, Gareth and I look at a £3.3m mixed-use development where a £2.45m development facility left an estimated £200k gap at refinance.
We explain why the original lending terms looked attractive, how the commercial valuation affected the numbers and what exit options remained available.

You might have the property ready, the lender lined up and the refinance planned, but still be unable to move forward because the title registration hasn’t caught up.

One of the less obvious risks we’re seeing with property refinances at the moment has nothing to do with the property itself. It’s the Land Registry.
You can complete a purchase, carry out the works and be ready to refinance, only to find that the title still hasn’t been updated. If you’re on a bridging loan, that delay can become a very expensive problem.
I’ve covered this in Episode 138, including why it happens and why getting your solicitor involved early can make such a difference.
