UK Rental Market Update – July 2025

Inflation has crept back up to 3.6%, and while rent increases are starting to slow, tenants across the UK are still facing record-high costs.

Average UK rent now stands at £1,344/month, with Wales seeing the steepest rise at 8.2%. Supply remains tight as more landlords exit the market, while demand stays strong — meaning prices aren’t falling anytime soon.

Manchester continues to lead the way outside London, with average rents rising 7.5% year-on-year. Popular areas like Ancoats and Salford Quays are especially competitive, making the city a clear standout for landlords and investors in 2025.

Rents may be slowing, but the squeeze is still on — especially in Greater Manchester.

Work in Full Swing at Mayfield Grove!

Big progress happening at our latest property project on Mayfield Grove. Here's what's on the go this week:

We've just finished plastering the kitchen, giving it a fresh, smooth finish ready for the next stage of the transformation.

Next up – we're starting work on splitting the large front bedroom into two separate rooms. This clever reconfiguration will turn a 3-bed property into a 4-bed, maximising rental potential and adding real value.

Upstairs, we’re giving the bedrooms a full refresh with a new coat of paint – brightening up the spaces and bringing them back to life.

Downstairs, we’ve cleared out one of the living rooms and the back bedroom ready for plastering, along with prepping the kitchen for further work.

This is a full-scale renovation project, and we’re moving fast to get the property ready for its next chapter.

Our latest project at 14 Mayfield Grove, M18 is well underway. Originally a three-bedroom mid-terrace, we’re transforming the property into a spacious four-bedroom rental by splitting the large front bedroom, increasing its rental and resale value.
