UK Rental Market Update – July 2025
Inflation has crept back up to 3.6%, and while rent increases are starting to slow, tenants across the UK are still facing record-high costs.
Average UK rent now stands at £1,344/month, with Wales seeing the steepest rise at 8.2%. Supply remains tight as more landlords exit the market, while demand stays strong — meaning prices aren’t falling anytime soon.
Manchester continues to lead the way outside London, with average rents rising 7.5% year-on-year. Popular areas like Ancoats and Salford Quays are especially competitive, making the city a clear standout for landlords and investors in 2025.
Rents may be slowing, but the squeeze is still on — especially in Greater Manchester.
