🔸 Viewings - It's not just a tired property with potential - it's an opportunity to help our investors spend more time doing the things they love most.

It was an early start on Tuesday and a busy day in Kent viewing a few potential investment properties as part of the portfolio we're building, alongside our investors.

We're looking for residential properties that would be suitable for conversion to all ensuite HMO's for professional tenants or supported living service users.

The viewings are not just about seeing the potential of a property, the numbers have to work for us and/or investors as well- a balance between returns, money released and cashflow. There's a 'deal' to be done in a lot of properties, the important things is that it is a deal that works for you and your goals and timeframes.

📈 Our investor partner for these projects has a 10 year plan to create an additional income of £20,000pcm. This will enable them to spend less time working in their business, more time with the family, more time travelling and more time fishing! 🎣

The next 12 months will pass no matter what you do - you’ll either be glad you started… or wish you had.

We had a busy day of back-to-back property viewings 🏡 down in Kent recently.

We looked at several properties that were potentially suitable for conversion into high-end HMOs (Houses of multiple occupation). We often come across something interesting on viewings. This day was no exception. One of the properties was owned by a current serviceman who had an incredible collection of 2nd World War military artifacts.

When looking at possible properties to add to ours and our investors' portfolios, we're always working to the same criteria:

🔸 Identifying properties where we can buy well and add value through refurbishment, extensions or reconfiguration of layouts
🔸 Opportunities where we can offer speed and certainty to sellers
🔸 Areas with strong tenant demand and potential population growth to ensure consistent cashflow
🔸 Areas benefiting from current and future regeneration plans, good transport links or rising popularity which often drives above average capital appreciation

We also consider a property's local amenities, access to trains, buses and major roads. Walkscore.com is a great website for checking how accessible these are to a potential property project. Higher the score, the more walkable the essentials are.

By focusing on set criteria we aim to maximise rental income and reduce voids to create steady returns. Adding value to properties from day 1 and considering and area's capital appreciation potential, means capital growth can be instantly created and also be benefited from in the future.

For our investors, they don't need to worry about property viewings, analysing area data or managing refurbs or tenants - they can grow their wealth through property without the hassle of being involved in the day-to-day management themselves.

Thinking about whether to invest in property?

One of the key things to be clear on before going ahead and buying a property is the importance of defining your investment goals and timeframes 🏘️

Be clear - Are you aiming for:
🔸 Consistent income?
🔸 Long-term capital appreciation?
🔸 Portfolio diversification?
🔸 Hands-on or hands-off day-to-day involvement?

You should also consider your appetite for risk. Once you're clear on the above, you can make decisions— Eg What area you'll invest in and what types of property meet your goals and timeframes.

Getting clear on that first can save you from chasing the “wrong” type of property for your situation.

⏰The Magic of Time 🏠

One of the most powerful parts of property investment is how your portfolio and therefore your wealth can grow over time through capital appreciation, leveraging of funds and refinancing.

Here’s how that works in reality:
Add value (refurbishments, buying well, other strategies)
Refinance at the new higher value
Release most of your initial capital to reinvest into the next property
Repeat the cycle

📈 Over time, the portfolio grows in both equity and cashflow, and eventually all of the original capital can be released = infinite returns.

When we work with investors, we map out what’s possible using:
⭕ Original capital available
⭕ Expected capital appreciation %
⭕ Refinancing schedule
⭕ Typical deal numbers

This shows our investors exactly how the portfolio is expected to grow year by year and when their financial goals—for example an extra £5,000 per month income—is expected to be achievable, without having to deal with properties like the one below!

One of the main reasons our investors want to work with us is because they know that property can create an additional income and long term wealth but they don't have the time or knowledge to do it themselves. Learning to invest in property the right way, takes time, a lot of time. If doing it themselves they'd need to:

🔸Know how to stack a deal and how to mitigate against possible risks
🔸Research and decide on the area to invest in
🔸Research tenant demand and realistic rental figures
🔸Build relationships with agents or create a process to generate a pipeline of deals
🔸Find and build relationships with a 'power team' - We can't be experts at everything, so your power team are the professionals that can help you deliver your project and mitigate the risks
🔸Find a build team that they trust and are reliable
🔸Understand planning and licencing implications of a project
🔸Find a great broker/s that they have the relationship with to be able to discuss the potential projects with BEFORE they buy so that the exits out of the deal are clear from day 1

And once the project is completed, the property will then need managing and maintenance kept on top of.

For many busy professionals and busy owners, this will simply be too much to take on alongside work and life/family commitments. Does this mean they have to miss out on creating an additional income and/or building long term wealth for their retirement or future generations?

No. 💡 The solution is to work with others who do all of the above.

Typically we are on the look out for run down properties like this that are in need of some serious TLC. This gives us the opportunity to restore once loved, often Victorian properties back to their former glory and more.

By carrying out extensive refurbishment works, we increase the value of the property, creating equity for our investor partners as soon as the project is completed and refinanced. As a cashflowing asset this then generates an ongoing income for our investors for as long as it's held.

During the lifetime of the property being owned, it will also be refinanced every few years allowing either a) capital to be pulled out of the property or b) the equity growth can be used to reduce the loan to value, increasing the cashflow.

Our investors typically don't have the time, knowledge or inclination to source properties, manage refurbs or tenants. Which is why busy business owners or professionals choose to work with others such as ourselves who do have the time, knowledge, connections to help them build a portfolio that will create them an income and/or long term wealth for future generations. It's a partnership where we can help them to build the future they choose through property.

A full day of viewings down in Folkestone which included a couple of repossessions and an auction property. They all came with common problems to solve such as leaking roofs, parapets and bay windows along with various damp issues.

We're currently looking at residential properties in the area that we can convert to high end all ensuite HMOs. Folkestone has seen a lot of regeneration in recent years with more planned and the Harbour Arm regeneration has transformed the sea front.

Our primary focus is to provide these as homes for the supported living sector for individuals with additional care needs. These properties could be used for individuals who would benefit from support to enable them to be in a position where they could move on to have their own tenancy. Alternatively our HMOs could offer a home for people who would benefit from living with others with similar support needs and where a higher level of support could be offered.

🤝 We'll work closely with providers to ensure our properties meet their specifications and the needs of the individuals they support to create long term homes for those that really need them.

We're working with a investor on these projects to help them build a cashflowing portfolio over the next few years. They are busy running a successful business and don't have the time or experience to invest in property themselves or deal with the day to day management. But they know that their funds could be working harder for them and we can help them with this by investing in property hands-free. They want to create a portfolio of properties that will cashflow and give them the opportunity to choose how much time they spending working vs doing the things they enjoy with the people they love.

We knew this property had damp problems. We knew it was likely due to failed damp proofing but until we got the keys and the property was empty we couldn't know the full extent of the issue.

It wasn't until we started lifting the (two) layers of laminate that we discovered there was some interesting vegetation growing under the flooring and up the walls thanks to the rather damp conditions in there. 🌿

After a lot of render removal, new damp proof course, new stud wall and a couple of weeks of drying out, we were able to create a lovely new home for our tenants, free from vegetation!.

When starting to have those initial conversations with a potential investor one of the key things we want to understand is what they want to achieve by investing in property.

This will be different for everyone based on their own situation and what's important to them.

We asked one of our investors this question during the early stages of conversations and one of the key things they wanted to achieve, was to create an additional income to give them more time freedom.

As busy business owners with contracts in place for the next few years, they wanted to use funds from their business to invest in property and to grow a cashflowing property portfolio but without being involved hands-on. The aim is that in 5 years time, we will have helped them to create an income generating portfolio. 🏠

This additional income will mean they will have greater time freedom; they can reduce the amount of time they spend working; it will free them up to spend more time with family and doing the things they love most.

This ethos absolutely aligns with our own values and what's important to us and it's great to be able to help others, via property, to achieve their own life and/or financial goals.

🕰️ After all, Time waits for no one. Tomorrow is not a given and we must make the most of what time we do have.

Building a rental property portfolio can be an excellent way to create cashflow, long term wealth and good returns on the capital invested. Here's some of the key things to consider:

✅ Financial Strategy – Do you have the right funding in place? Are you leveraging your capital effectively? Are you investing for long term capital and/or cashflow?
✅ Choosing the Property – Location, tenant demand, condition and long-term capital appreciation should all be researched.
✅ Costs - Both upfront and ongoing costs to manage and maintain the portfolio
✅ Risk Management – Every investment carries risk. Understanding and minimising it is crucial.
✅ Ongoing Management – Properties need maintenance, compliance checks and tenant management.

It's a lot of work and isn't for everyone. But that doesn’t mean you have to do it all yourself.
