One of the things I’ve learned since starting my own business is how important it is to keep learning and surround yourself with the right people.

Yesterday I attended my first Hillingdon Chamber of Commerce Business Boost event, and it was a really positive experience meeting local business owners who are all at different stages of their journey.

A highlight of the morning was a motivating talk from Hulya Erbeyli, focusing on the importance of setting the right goals, maintaining motivation, building rhythm and accountability in running a business, and continuing to develop ourselves as business owners.

It also made me reflect on how valuable the mentorship and support from the Chamber has been for me personally. That guidance has helped put me in a strong position as I build BAT Financial Solutions — and it’s something I hope I can now pass on by supporting others on their own business journeys.

A great morning of learning, motivation, and connecting with the local business community.

Recently, I was chatting with my good lady about whether buying a rental property is still a good idea.

Despite having a husband who spends his days thinking about finance and regulation, it turns out that knowledge doesn’t magically transfer while sitting on the sofa… so I ended up putting together a simple summary of the Renters’ Rights Act to explain what’s changing.

In many ways, the changes feel like a good thing. Poor practices — such as very short eviction notices or not dealing with damp and mould properly — can’t be right, and better protections for tenants make sense.

That said, for the many good landlords out there, some of these changes may make things a bit less flexible, particularly with the move away from fixed-term tenancies. There’s also the potential for more tenant movement and the odd void period.

My personal view is that this could suit more professional landlords, with the systems and support in place to manage properties efficiently and deal with issues quickly.

As the market adjusts, we may see some rental properties changing hands. If you ever want a chat about property finance — whether buying, refinancing, or just sense-checking options — I’m always happy to talk.

Great way to start the day at BNI Rendezvous ☕️
I’m really pleased to officially be joining the chapter as the Commercial Finance member.
From the moment I stepped into the room, the energy, support, and genuine interest in helping each other grow really stood out. It’s clear this is a group that takes relationships, referrals, and results seriously.
It was also great to be inducted alongside Pragna Shah, who specialises in Trusts and Wills—brilliant to be joining at the same time as another strong professional.
A big thank you to Rishi Bhuptani for sponsoring me and to the wider group for such a warm welcome. I’m looking forward to building relationships, contributing value, and supporting the continued growth of the chapter.

So week 1 completed following launch. Great to meet up with Charlotte Bas from Magnet Capital (one of the panel Lenders I deal with), as well as networking with the Hillingdon Chamber of Commerce and a BNI meeting in Northwood. Next week already filling up with Lender meetings, and additional Networking.
