You might be surprised to learn that smaller loans can be much harder to obtain than larger ones.

Most bridging lenders have a minimum loan amount of £50,000 and so finding a lender who can accept other factors of the case can be tough!

It’s also not uncommon for people to need bridging finance later in life to secure adaptable or age appropriate housing. With restrictions around the maximum age often sitting at age 75-80, I was glad to find a lender who can help my lovely client move into somewhere comfier.

Hazel Jasper secured terms for a £50,000 regulated bridging loan to support a 91-year-old client in the process of selling their family home to move into a smaller retirement village property.

The loan, set at a competitive rate of 1.05% with a low LTV of 26.3%, was designed to provide flexible, short-term funding during the transition period. Although the loan has not yet proceeded, this case highlights Hazel’s expertise in navigating complex, age-sensitive financing needs while prioritizing the client’s comfort and security.

I recently supported a first-time buyer in securing a residential mortgage of £193,450, to purchase their first home.

The loan was structured as a standard purchase mortgage with an LTV of 89.97% and a competitive rate of 4.82%.

This was a straightforward case with no notable complexities, allowing the process to move ahead smoothly.

The application was submitted and a formal mortgage offer was received just seven working days later.
