A client came to us after finding a flat they wanted to buy.
There was just one complication.

The flat was above a commercial shop.
They had already approached their bank for the mortgage, but the application was declined because the property didn't fit the lender's criteria.
That's when they came to us.

Unlike going directly to one bank, I work with a range of mortgage lenders, all with different lending criteria. Some are more comfortable than others when it comes to properties above or near commercial premises.

We looked at the property, the client's circumstances and the lenders available to us and found a lender willing to consider the property.

The mortgage was approved and the client was able to move forward with the purchase.

The lesson?
A decline from one bank doesn't necessarily mean you can't get a mortgage.
Sometimes you just need to know which door to knock on.

Today the Bank of England announced its decision on the base rate, and I wanted to share my thoughts with you on what this means.

I must admit I was rather expecting a small increase, particularly given the current geopolitical situation, rising energy prices and the inflationary pressures we've all been keeping an eye on. That said, with the ECB and the US Federal Reserve having also raised rates recently, I do think the Bank of England holding at 3.75% is actually a positive outcome in the circumstances, and gives us a welcome bit of temporary stability.

Staying on a variable rate:
I would urge caution about remaining on a variable rate simply in the hope that rates come down soon. There's still a good deal of uncertainty about, and we can't take it for granted that the next move will necessarily be a cut.

Fixing in the next few months:
We've already seen a number of lenders withdrawing products and bringing in higher-rate deals. For anyone whose mortgage is coming up for renewal, my advice would be to look at the options and secure something sooner rather than later. Should rates improve before completion, there's nothing to stop us reviewing things again at that stage.

Simply watching and waiting:
This is one approach I really wouldn't recommend. Sitting back without taking any action isn't something I'd feel comfortable advising. In my view, making an informed decision is always preferable to making none at all. Far better to secure an option, keep a close eye on the market together, and adjust course should something better come along.

What happens to your mortgage if you couldn't work tomorrow?

Quick question if you couldn't work tomorrow, what happens to your mortgage payment next month?

Statutory sick pay covers a fraction of most people's income, and it doesn't last forever.

Savings help, but most households don't have enough saved to cover a mortgage for more than a few months. Income protection insurance is built for exactly this gap, paying out a portion of your income for as long as you're unable to work.

It's worth five minutes to find out what it would actually cost to cover yours. No pressure, just numbers.

We had client came to us recently and asked Given my situation, would you recommend a fixed, tracker or variable mortgage?

They were also concerned about what would happen to their monthly payments once the initial deal ended.

Rather than simply looking at which option had the lowest rate that day, we had a conversation about their circumstances and future plans. How important was it for them to know exactly what they would be paying each month?

Could they comfortably manage if their monthly payments increased? Were they likely to move or change their mortgage in the next few years? Once we understood what was important to them, we could explain the different options and recommend a mortgage that suited them, rather than simply following what the market was doing.

We also discussed what would happen when their initial deal ended and why it's important to review your mortgage before reaching that point. Our job isn't to predict where interest rates are going. It's to help you choose a mortgage that's right for your circumstances.

Because the right mortgage isn't necessarily the one with the lowest rate.

It's the one that works for you.

Your credit score matters more than you think.
Before you start looking at properties, here's what we tell every client first.

Check all three credit reports. Experian, Equifax, and TransUnion can each hold different information, and errors are more common than you'd think.

Get on the electoral roll. Simple, quick, and it can positively impact your score. If you've moved recently, update it today.
Keep credit utilisation below 30%. Pay your balance in full where possible. Lenders want to see responsible credit management.
Avoid applying for new credit before a mortgage.

Every application leaves a hard search on your file; too many can raise flags. A low score today doesn't mean a no forever. It means let's make a plan.

At Mortgage BNK, we've helped clients go from feeling like homeownership was out of reach to getting their keys.

If you're a landlord in North London, the numbers lenders use to stress test your buy-to-let application have shifted again.

Affordability calculations are still built around a "what if your rate went up" scenario, not just the pay rate you'd actually get. Two landlords with identical rental income can get very different answers from the same lender, depending on their tax status, the property's EPC rating, and how that lender weighs background income.

The practical effect: deals that wouldn't have worked with one lender six months ago might work with another today, and vice versa. If your last remortgage quote came back disappointing, it might be worth asking again, just with a different lender. Call or visit our website to learn more about how we can help.
