At Starfortis, our bridging investment strategy focuses on a specific stage of the development cycle:

After planning has been secured and before construction begins.

The bridging period is used to move the project towards development finance,
while technical design, tendering and pre-sales are progressing.

For us, the attraction is not simply the return.

𝗜𝘁 𝗶𝘀 𝘁𝗵𝗲 𝗰𝗼𝗺𝗯𝗶𝗻𝗮𝘁𝗶𝗼𝗻 𝗼𝗳:

✅ Security: First legal charge over the asset

✅ Strategy: A defined use of funds and processes

✅ Exit: A clear refinance exit strategy

This means investors participate during a defined pre-construction phase

With the investment structured around real estate security and a planned exit into development finance.

Planning gain occurs when land or buildings transition from their current use to a higher-value permitted use. This change alone can materially increase the asset value, without the ex*****on risk of construction works.

✅ Before work starts onsite.

✅ Before rental income is generated.

✅ Before the wider market recognises the opportunity.

At Starfortis Asset Management, our joint venture model is designed to give professional investors access to this stage of the property development cycle.

𝗪𝗲 𝗳𝗼𝗰𝘂𝘀 𝗼𝗻:

✅ Sites with clear planning potential and defined exit pathways

✅ Structured joint venture agreements aligning investor and developer interests

✅ Capital deployment into value-creation

✅ A model centred on Capital Growth

✅ Supported by disciplined acquisition and planning strategy

Planning gain investments target value uplift realised at planning approval and asset revaluation, rather than relying on loan interest payments.

This approach allows investors to participate directly in the value creation phase of real estate where risk is managed through structure, discipline ex*****on, and alignment of interests.

𝗣𝗹𝗮𝗻𝗻𝗶𝗻𝗴 𝗚𝗮𝗶𝗻 𝗜𝗻𝘃𝗲𝘀𝘁𝗺𝗲𝗻𝘁𝘀

Over the years, we’ve spent a lot of time refining how we approach planning gain investments within structured property joint ventures.

Rather than relying on market movement, our focus has always been on value creation through planning, disciplined structuring, and clearly defined exit routes.

In a recent blog, we share:

✅ How planning gain works in practice

✅ What we’ve learned from executed projects

✅ Why downside protection, liquidity, and diversification matter as much as upside

This isn’t a forecast or a recommendation. It’s a transparent discussion of how planning-led strategies have been structured historically, informed by real-world experience.

If you’re a professional or high-net-worth investor interested in understanding planning gain as part of a wider portfolio, the article may be a useful read.

Many distribution agents lean on the “big names”...

Because they feel safe, familiar, and easy to sell.

But history has shown even industry leaders can stumble

Often when they grow too fast.

Boutique issuers bring resilience, focus, and sustainable growth models.

By adding them to your product mix, you reduce risk, broaden your investor offering, and set yourself apart from competitors selling only the usual suspects.

We’ve written a white paper exploring why now is the time to look beyond the big names:

How private placements offer more control, better downside protection, and access to secured, asset-backed deals.

Private placements is how institutions deploy capital into secured, income-generating investments and now you can too. At Starfortis, we structure private placements into UK real estate loans giving investors a fixed return and first-charge security.

✅ 𝗕𝗲𝘀𝗽𝗼𝗸𝗲 𝗧𝗲𝗿𝗺𝘀: Structured around strong exits and risk adjusted returns

✅ 𝗦𝗲𝗰𝘂𝗿𝗲𝗱 𝗟𝗲𝗻𝗱𝗶𝗻𝗴: Loans backed by commercial real estate and legal charges

✅ 𝗗𝗶𝘃𝗲𝗿𝘀𝗶𝗳𝗶𝗲𝗱 𝗘𝘅𝗽𝗼𝘀𝘂𝗿𝗲: Invested across multiple projects to minimise risk exposure

It’s smarter, secured lending backed by commercial real estate assets.

Here’s how we have closed that loop…

At 𝗦𝘁𝗮𝗿𝗳𝗼𝗿𝘁𝗶𝘀, we’ve built a self-correcting investment model that intervenes before defaults occur. Through our 𝗶𝗿𝗿𝗲𝘃𝗼𝗰𝗮𝗯𝗹𝗲 𝗹𝗲𝗴𝗮𝗹 𝘂𝗻𝗱𝗲𝗿𝘁𝗮𝗸𝗶𝗻𝗴 with our development partner, we can inject additional margin into our investment funds to protect investor returns, without waiting for things to go wrong.

✅ 𝗟𝗲𝗴𝗮𝗹𝗹𝘆 𝗘𝗻𝗳𝗼𝗿𝗰𝗲𝗮𝗯𝗹𝗲 𝗦𝗲𝗰𝘂𝗿𝗶𝘁𝘆: Each investment is backed by a first-ranking legal charge and company debenture.

✅ 𝗜𝗻𝗱𝗲𝗽𝗲𝗻𝗱𝗲𝗻𝘁 𝗢𝘃𝗲𝗿𝘀𝗶𝗴𝗵𝘁: A Security Trustee monitors performance and acts on behalf of our investors best interests.

✅ 𝗣𝗿𝗼𝗮𝗰𝘁𝗶𝘃𝗲 𝗥𝗶𝘀𝗸 𝗖𝗼𝗻𝘁𝗿𝗼𝗹: Our Irrevocable Undertaking allows us to inject additional margin BEFORE problems turn into defaults.

✅ 𝗟𝗮𝘆𝗲𝗿𝗲𝗱 𝗣𝗿𝗼𝘁𝗲𝗰𝘁𝗶𝗼𝗻: We combine legal structure, operational oversight, and developer alignment to secure our investors outcomes.

Most secured investments react after the damage is done.
Our model is designed to prevent it.
