A client was introduced to us after self-funding the purchase and early development of a site in the Vale of Glamorgan. With funds running low and construction at a critical stage, they needed expert support to secure capital and complete the project.
The Project
The site comprises three large family homes, with two already built to roof level and the third yet to break ground. Given the developer's previous experience in solely self-funded schemes, we took time to advise them on presenting the project professionally, ensuring it was lender ready.
Challenges & Solutions
With tight timelines and significant capital requirements, the key was finding a funder who could offer flexibility and efficiency:
• Initial cashflow released upon completion to cover large material orders
• Further funds made available through staged drawdowns as the build progressed
• Internal QS monitoring arranged by the lender to streamline costs and oversight

• Loan Amount: £1,000,000 net facility
• GDV: £2,200,000
• Term: 18 months – providing sufficient time to finish and exit through sale
• Funder: Specialist lender with experience in part-complete developments
• Special Terms: Internal QS monitoring to reduce third-party fees
