I want to say a huge Thank You to you all! This year has been nothing short of amazing! And I say that every year- because no matter what comes my way- I remain joyful always!

As I start to wrap up the year, I will not be taking on any new clients for the remainder of 2023 or offering any 1.1 consultations. I like to use December to plan, relax and pray.

You’re called to more! I’ve always known there was more inside of me and I was called to do more but I had no idea how to go about it. Desperate for a change and mentorship- I came across and a programme she was offering.

There was something about her confidence, the way she made you feel that anything and everything was possible. Fast forward over 2 years later- we have become sisters.

Most times, you need to part ways with your money in order for doors of other opportunities to open. If I can go deeper- ‘Pay to play’ is also a real statement in the entrepreneurial industry that many of us fail to see the benefits of.

Nissy and I have now collaborated on a number of times in business and continue to do so with the main aim of empowering women to also recognise the greatness that is within them!

Never underestimate the power of your mentors and coaches and the window of opportunities they can open for you!

If you were everyone’s cup of tea- then there would be no reason for us to buy coffee! Get it? ( cheesy I know 😄) but pick which hot drink you are and stick to it! You can’t expect everyone to like you! It doesn’t work that way.

New month, new opportunities! I believe in consuming what you aspire to become and one way of me doing that is consuming resources that will elevate and stretch me which includes my monthly Property Magazine.

Lately, I've also been setting myself the challenge of taking things up a notch in various aspects of my life, realising there is so much more we can achieve if we position ourselves in the right way!

Your Money Mindset is Wrong!

I was speaking to one of my business partners yesterday, and we have been overwhelmingly surprised and shocked at the unhealthy mindset of people that wish to get into property. The truth is, you can have all the money you like but with an unhealthy attachment and mindset towards money- you will struggle to grow a successful and sustainable Property Portfolio.

What can I do to break this?

Seek Gods face, Pray into this. Ask him to renew your mind and to show you how best to multiply your money.

Look for guidance for those that have gone ahead of you. Value their time and the wisdom they pour into you.

Take action. Without action- you will not see any growth.

Remember, Money dosen’t actually belong to us in the first place- it’s only a tool that needs to be navigated into the right places.

I got asked this question on LinkedIn:

‘Hey Grace, what are some of your tips for spotting potential in run down properties?

What do you need to see to let you know it’s worth investing time, energy and money into it?’

My response- bare in mind there is more to it but on a high level:

-Identify the level of work you wish to carry out on a property first. ( ie: light refurb, major works such as adding an extra room, extensions etc)

-Have an estimated budget on how much you wish to spend ( it becomes clearer once you get quotes)

-Look at auction properties and properties that have been on the market for a while. From the pictures alone, you can tell if it’s a run down property or not as they would usually look tired and require a lot of love.

- Ideally, visit with a builder to get a high level understanding of how much work is required and the problems they are able to identify. This will help you know the type of value and potential you can add to the property/project.

- Compare properties around the area/street. How much they last sold for. This could help you gauge whether the estimated money you want to put into the project is worth the money you may potentially get out from it.

-Another way to find a run down home is to walk around in your desired investment location to spot abandoned properties and try and make contact with the owner ( land registry is a good place to start)

We have all heard the saying, It is better to give than to receive, and the truth couldn’t be further from it. Unfortunately, we live in a world where many people are primarily focused on what they can get. However, true fulfillment lies in intentionally offering value to others. You can accomplish this by getting to know people on a more personal level and identifying the areas where they may need assistance. Unconsciously, when you do that, your own personal needs will be met. 💖

12 Years today, I married my Best Friend, My Business Partner, My Oxygen. Without him, there really is no me. He is the most driven, focused, intelligent person I’ve ever known- and if you know my husband, you will know this to be true of him. From looking back to where we started, living in a 1 bed studio flat on top of a funeral shop it was fair to say, we didn’t have much then, but his dreams and vision for us and our family has kept us through till this date.
I love him with all my heart and I’m grateful to God for bringing us through to see another year! His life is an example of who I am today!
Happy 12th Wedding Anniversary to us!💖🥰🙏💖🥰💖
