Bank Base rate has been cut to 4.5%. Interesting to see that there were a couple of votes to cut rates further, opting of a 0.5% reduction.

Not a single vote for a hold, which is encouraging.

Hopefully this the first of a few further reductions for 2025.

I love a large loan mortgage enquiry that allows you to show what is possible...

A recent client was struggling to borrow the amount needed to purchase his new home for £1,500,000, facing the prospect of significantly readjusting his budget.

He had significant school fees and maintenance payment commitments, which meant that standard mortgage calculators and brokers were not able to assist.

Thankfully, we know which lenders can apply some flexible underwriting, and after a few phone calls we achieved the loan amount required, and a monthly payment within the comfort zone! This included utilizing his latest years income and applying more flexible affordability criteria as most of the mortgage would be on interest only at 80% Loan to Value.
