Should you wait for mortgage rates to fall? πŸ€”πŸ

One of the biggest questions I’m being asked at the moment is:
β€œShould I wait and see if mortgage rates come down?”

The honest answer?

There is no guarantee they will.

The Bank of England base rate is currently 3.75%, but inflation has recently increased to 2.9%, creating uncertainty over what happens to interest rates next.

Mortgage rates are influenced by much more than just the Bank of England base rate, so waiting for a particular rate to appear can sometimes mean waiting while the market moves in the opposite direction.

If you're:
🏠 Looking to buy your first home
πŸ”‘ Moving home
πŸ’· Remortgaging
πŸ“‰ Coming to the end of your current fixed rate

…it could be worth looking at your options now, rather than simply waiting and hoping rates improve.

And remember, the β€œcheapest rate” isn't always the cheapest mortgage once you consider product fees, cashback, incentives and the overall cost.

As an independent, whole-of-market mortgage adviser, I can compare the available options and help you decide what makes sense for your circumstances.

🏑 UK Mortgage Rates: What’s Happening Right Now?
Thinking about buying a home or remortgaging? Here's a quick snapshot of the UK mortgage market:

πŸ“‰ Mortgage rates have eased from their 2023 peaks, but they're still higher than the ultra-low rates many homeowners became used to before 2022.

πŸ”Ή Fixed-rate mortgages remain the most popular option, offering payment certainty for 2, 3, or 5 years.
πŸ”Ή Your rate depends on several factors:
βœ… Deposit size (or equity if remortgaging)
βœ… Credit profile
βœ… Income and affordability assessment
βœ… Mortgage term and product type
πŸ”Ή Larger deposits usually unlock lower rates. Lenders often offer their most competitive deals to borrowers with lower loan-to-value (LTV) ratios.

πŸ”Ή If you're coming off a fixed deal, it's worth reviewing your options early. Moving onto a lender's standard variable rate (SVR) can significantly increase monthly payments.

πŸ’‘ Tip: Don't focus solely on the interest rate. Consider arrangement fees, incentives, flexibility, and the total cost over the fixed period.

πŸ“Š Mortgage markets can change quickly, so comparing deals and seeking professional advice can help you find the most suitable option for your circumstances.

Day 4 of waiting for the new survey equipment

πŸšͺπŸ‘€ Me checking the window every time a van drives past.

Good news though β€” it's finally due tomorrow!

We're now looking for 2 homeowners to take part between 22nd June and 3rd July with 20% off design fees available for anyone who commits by 26th June.
