So we had a sneak peek at this week's project yesterday.

The refurbishment and costs of getting this 2 bed back to back terrace property in Leeds really is dependent on what the exit is and what the vendor wants to achieve.

Some mentors say "OFFER ON EVERYTHING" but what is the point in all that hard work of finding, researching, viewing and costing a project if it's going to fall flat on its face at the first step?

I get that some motivated sellers will eventually accept a lower offer but an empty property isn't helping anyone. Personally I like to at least try to create a win for all parties involved.

This particular property belongs to an elderly gentleman who has now gone into residential care and the sale is being managed by his solicitor to raise finance to pay for his care. I have a great relationship with the estate agent who is negotiating the sale and he has confirmed that there have been a number of below asking offers all of which have been rejected. So bearing that in mind what's the next step?

Another family home let to a lovely family in Leeds.

This one took a tad longer with a few challenges but it proves a good relationship with Estate Agents, Solicitors and Brokers is imperative.
I initially viewed this property back on 18th March and made an offer that works for my investor and reflected the market at that time.
Sadly for us, our offer was rejected in favour of another. But low and behold they just couldnโ€™t get the right lending and gave backword. As we have a fabulous relationship with the Agent and we already had proof of our funding in place we reoffered on 11th April and this time the vendor said YES
It turned out that this was a probate sale so there was lots of toing and froing with the solicitors, but I kept everyone in the loop and we achieved completion on 20th September.
We advertised it for Let during the refurbishment process and when it was finally ready our tenants moved in on 31st October.
Our investor now has a hands free investment with a great monthly return and long term growth.

What is your priority when you are looking for an investment property?

For me of course is the investment financially viable long term after all it is an investment ๐Ÿ“ˆ

BUT

My main thought is who will live there?

Who will make this house a home? ๐Ÿก

Where will the kids play?๐Ÿ›ด๐Ÿ›โšฝ

Where will the parents park the car?๐Ÿš—๐Ÿ…ฟ๏ธ

How accessible is public transport? ๐ŸšŒ๐ŸšŒ๐ŸšŒ
