More than you’d think… 😂

When you lift weights, you don’t walk into the gym, pick up the heaviest dumbbell and hope for the best.

You work out what you can manage, you build your strength, and you increase the weight when you’re ready.

A mortgage is pretty similar.

🏋️‍♀️ Know your limits
Just because a lender might offer you a certain amount, doesn’t mean you should borrow the maximum.

🏋️‍♀️ Have a plan
You wouldn’t start lifting without knowing what you’re training for. Your mortgage should have a plan too — deposit, budget, term, rate and future affordability.

🏋️‍♀️ Don’t compare yourself to everyone else
Your mate might have a bigger mortgage. Your sister might have a better rate. That doesn't mean their circumstances are the same as yours.

🏋️‍♀️ Get the right support
Sometimes you need someone to tell you, “Yep, you can lift that.”
And sometimes you need someone to say, “Absolutely NOT. Put that dumbbell down before you hurt yourself.” 😂

Thinking about buying your first home❓️

Before you start browsing property apps, your bank statements and credit score need a quick tune-up.

​Lenders look closely at the 3 months leading up to your application. Here are 5 quick checks to get mortgage-ready without the stress:

👉​Audit Your Credit Score:
Download a free report (Experian, ClearScore, or Check My File). Fix outdated addresses or errors holding your score back.

👉​Get on the Electoral Roll:
Being registered to vote at your current address is one of the easiest ways to boost your score fast.

👉​Keep Debt Quiet:
Keep credit card balances low and hold off on new finance agreements, loans, or Buy Now Pay Later (BNPL) plans for a few months.

👉​Clean Up Bank Statements:
Lenders check your last 3 months. Try to avoid overdraft usage, unarranged fees, and excessive gambling transactions.

👉​Build That Deposit:
Aim for a minimum 5% deposit—though hitting 10% or more unlocks significantly better interest rates.

If you’re starting your home-buying journey, you’ve probably heard these two terms thrown around a lot: Agreement in Principle (AIP) and a Formal Mortgage Offer.

They sound similar, but getting them mixed up can lead to unexpected surprises! Here is the actual difference between the two 👇

🔑 1. Agreement in Principle (AIP)
Also known as a Decision in Principle (DIP) or Decision in Principle letter.

What it is: An initial estimate from a lender stating how much they’d theoretically be willing to lend you.

Based on: A quick check of your income, basic outgoings, and a soft/hard credit check.

When you need it: Before you start making serious offers on properties. Estate agents love to see this because it proves you’re a serious buyer!

Is it guaranteed? ❌ No. An AIP is not legally binding. It’s simply a green light to start shopping within a specific budget.

📜 2. Formal Mortgage Offer
The real deal.

What it is: An official, legally binding document confirming that the lender is ready to lend you the money for a specific property.

Based on: A full, deep-dive assessment of your bank statements, payslips/tax returns, proof of deposit, and a formal property valuation (to ensure the home is worth what you’re paying for it).

When you get it: After your offer on a house has been accepted and your full mortgage application is approved.

Is it guaranteed? ✅ Yes, subject to final conveyancing and legal completion steps.

💡 The Takeaway:
Think of an AIP as your shopping budget pass 🛒 and your Mortgage Offer as the receipt 🧾 that gets you the keys!
